What affects the cost of commercial sealant
We quote each job individually. These are the things that affect it:
- Working hours on commercial sites
- The number of rooms or windows
- The old material and how stubborn it is
- The size of the job
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
What we need to know
When you contact us, it’s useful to know:
- Where the property is
- What’s wrong with the joints now
- How we’d reach the joints
- If someone has resealed it before
Every job is quoted individually, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details.
Commercial sealant in Àird
Wet areas get anti-fungal sanitary silicone, and kitchens get a food-safe product where it’s needed. We use sealants from Arbo and Everbuild, chosen to suit each joint. If you have mouldy bathrooms flagged at a tenancy check and mouldy washroom sealant that staff and guests notice, we can put it right, on rental portfolios, office washrooms & kitchens and hotel bathrooms alike.
For holiday lets, guest houses and community buildings in or near Àird, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
We stand behind the work with a one-year guarantee.

What sealant work can’t fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- Cracked trays or baths rather than failed joints
- Tiles coming off the wall
- A broken extractor fan behind the mould problem
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Àird: your questions answered
Can you do commercial sealant in Àird?
Yes, Àird is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Will you come out to Àird?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Will the old sealant be removed?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
How soon can a room be used after resealing?
Usually after around 24 hours. Each room is handed back with the cure time for the product used.
Can you do several jobs on one visit?
Of course. Combining jobs makes good use of the visit.
Where are you based?
We work from Crawley. We cover Àird and the rest of Highland, along with the rest of our area.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
What does commercial sealant cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.
Commercial buildings in Àird
If you run a hotel, guest house or holiday let in a coastal place like Àird, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, private landlords have to meet the Repairing Standard, so landlords with several properties often need sealant work across them all.
For jobs in and around Àird, choosing the right material for each joint is as important as a tidy finish. Around Àird, as everywhere, commercial sealant is only as good as the preparation behind it.
Àird is in Highland. Àird gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Àird is one of 253 towns and villages in Highland we cover.
Our applicators cover all of the IV22 postcode area for commercial sealant and the streets around it. Streets in the area include Mackenzie Square and Pier Road. Close by, we work in Aultbea (1 mile east), Laide (3 miles north-east), Inverasdale (3 miles south-west), Poolewe (5 miles south) and Gairloch (8 miles south-west). If you are somewhere remote, a little more planning is needed.
Local landmarks in Àird
A little further out are Arctic Convoy Museum (0.7 miles east). Open spaces near Àird include Loch a' Bhaid-luachraich.
What happens if it’s left?
Fixing rooms one complaint at a time is the slow way. A planned programme works through every room, with less disruption and one clear quote. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What you get with us

- We agree the colour with you first

How the visit works
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes as long as the scope needs, from one welfare room to a full building. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Tell us the rooms, hours and site rules, and we’ll plan the programme.
- We go through your site’s paperwork needs, such as RAMS, before work begins.
- Old sealant is cut out room by room and joints cleaned and treated.
- We reseal with the right product for each joint.
- Each finished area is checked with you and given a cure time.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Mention if the joints have been sealed before
- Tell us if parking is tricky
Ask for a quote
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.
Related advice
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
A DIY attempt does not rule out a professional job. We cut it out and start again.
How the job changes by surface
Student & care accommodation
Halls and care homes often have many near-identical bathrooms. We agree a programme and work through them steadily.
Rental portfolios
A sound seal protects the property as well as its appearance, especially where you rarely see the bathroom yourself.
How to look after the new joints
A little care helps the new joints last. We recommend:
- Give housekeeping the cure time for every room
- Keep a record of which rooms were resealed and when
- Get split or lifting joints looked at early
- Ask cleaners to go gently on the silicone
Keep the extraction running and maintained. Where a room has no window, the fan is what dries it out, and mould comes back faster without it.
Signs to look for: mould, splits, peeling corners or water marks downstairs. Any of these means the joints need attention.
