Fire rated sealant in Àird, done properly

Until it’s heated, intumescent sealant behaves like an ordinary sealant; in a fire it expands into the joint. Which product suits a gap depends on its width, the materials either side and what runs through it, so we follow the tested detail for each one. We work on service penetrations, plasterboard & masonry and door frames, and common reasons people get in touch are unsealed gaps around fire door frames and holes left by a change of layout.

For a place like Àird, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Àird: your questions answered

Do you cover smaller places like Àird?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do Scottish building rules affect fire-rated sealant work in Àird?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Are you insured?

Yes, we are fully insured for domestic and commercial work.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

How long will you be here?

That depends on the amount of work, but as a guide it takes a few hours for a handful of gaps, and longer for a whole building. We’ll tell you when we quote.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

Do you take on fire stopping in schools and offices?

Yes. Occupied flats, HMOs, offices and schools are all fine. Early starts or out-of-hours work can be arranged if that suits the building.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

What we cannot put right

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Assessing a building’s fire safety
  • Construction that does not provide fire resistance on its own
  • Doors that aren’t fire doors in the first place

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Linear gaps
  • Flats & HMOs
  • Pipe & cable gaps
  • Service penetrations
  • Plasterboard & masonry
  • Door frames

How the visit works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes from a few hours to a few days, depending on the number of gaps and the access. Outdoor work around Àird depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. We record what was done and flag anything that needs a different system.

Preparing for the visit

  • Tell us about any water getting in
  • For indoor joints, keep the area dry beforehand if you can
  • Clear the area around the work

Advice

What affects the quote in Àird

For a quick quote, just ask. The main things that affect it are:

  • The number of rooms or windows
  • Whether old sealant or filler has to be cut out
  • Which sealant suits the joint
  • Working hours on commercial sites

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

What to tell us for a quote

When you contact us, it’s useful to know:

  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • Where the property is

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work before giving you a price.

What we are called out for in Àird

Sometimes the wrong product was used from the start: ordinary expanding foam, standard silicone or decorators’ caulk where a fire-rated seal was needed. It may look fine, but it isn’t a fire-rated seal.

Look out for these signs:

  • Open gaps behind door architraves
  • Open joints along the top of partitions
  • Gaps around pipes and cables through fire-resisting walls
  • Gaps left after a refit or conversion

Whether the job is in Àird itself or nearby, the right material for each joint matters as much as a neat finish.

Before you book anyone

  • Whether they seal over old material or remove it
  • What guarantee comes with the work
  • Which sealant they’ll use, and why
  • Which colour the sealant will be

Surface by surface

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard.

Service penetrations

Different services need different details: metal pipes, cables and plastic pipes are not treated the same. Each one is sealed to the product’s tested detail, and tell you if sealant alone isn’t the right fix.

What happens if it’s left?

Fire-rated sealants need more care than everyday sealant. Depth, backing and surface preparation all affect how a seal performs, so we follow the maker’s details on every gap. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
