External sealant needs dry surfaces, so outdoor work around Àird is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How the job changes by surface

Render joints

Water behind render can lead to blown patches. Resealing the joints early keeps water out and helps it last.

Joints between dissimilar materials

Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant so neither cracks the other.

Walls and rooflines in Àird

Àird is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Àird is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

Around Àird, as everywhere, external mastic is only as good as the preparation behind it. Whether the job is in Àird itself or nearby, the right material for each joint matters as much as a neat finish.

Àird is in Highland. Jobs in Àird get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Àird is one of 253 places in Highland where we work.

Questions from Àird

Does living near the coast affect external mastic in Àird?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Do you cover smaller places like Àird?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

When will the joints need doing again?

That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and renew it when it starts to fail.

How do I get a quote for external mastic in Àird?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us and we are fully insured.

Do you work for letting agents?

Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.

Do you use backing rod?

The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only.

What sealant work cannot fix

To be straight with you, some problems need a different trade:

  • Loose or hollow render, which needs re-rendering
  • Structural movement, which needs a surveyor or engineer
  • Rising or penetrating damp from elsewhere in the wall

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Joints between brick and frames
  • Brickwork movement joints
  • Copings & trims
  • Concrete & block
  • Render & cladding joints
  • Façade panels

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on how much there is to do. For a place like Àird, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Keep pets and children clear of the area while we work
  • Where the joints are inside, avoid wetting them before we arrive

What affects the cost of external mastic

You’ll get a clear quote before work begins. It takes into account:

  • Whether there’s mould to deal with
  • The size of the job
  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any previous sealing or DIY work
  • The rough size of the job
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now

We don’t publish a price list, because every job is different. Instead, we send you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.

What happens if it’s left?

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last so it’s worth doing right. In an older home around Àird, damp from a failed joint can get into timber and plaster.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Why Àird customers choose us
