External mastic in Lonemore

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

External mastic in Lonemore

For buildings in Lonemore, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean joint faces and the right depth. If you have sealant pulling away from one side of the joint and rigid filler in a joint that should flex, we can put it right, whatever the surface.

Outside joints can only be sealed when they’re dry, so work in Lonemore depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

Each job carries a 12-month guarantee, whatever its size.

Landlords, agents and businesses in Lonemore

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

We also work for property managers and facilities teams in Lonemore and across Highland. Several sites can be quoted together, and we are fully insured for the work.

What affects the quote in Lonemore

Every job gets its own quote. This is what makes a difference:

  • How much old sealant there is and how hard it is to remove
  • The amount of work
  • Mould in or behind the old joints
  • Access and height

The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

Helping us quote

To make quoting easier, please include:

  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode
  • Whether it’s a home or a business

Getting a quote is simple: tell us what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we will come back to you with a quote.

What happens if it’s left?

Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

The process

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes a few hours for a handful of joints, longer for a whole elevation. Somewhere like Lonemore may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Getting ready for the visit

  • Tell us about any water getting in
  • On commercial sites, let us know about site rules
  • Move anything stored near the joints

What the job involves on each surface

Concrete and blockwork

Big joints in concrete need careful depth control. Backing rod sized to the joint sets it.

Cladding and façade panels

Panels heat up and cool down quickly, so the joints work hard every day. We choose the product to suit.

Lonemore questions

Do you cover Lonemore for external mastic?

Yes. We work across all of Scotland, and Lonemore is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

Is Lonemore within the area you cover?

Yes, Lonemore is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is the work guaranteed?

Yes. All our work carries a 12-month guarantee.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses.

Do you use backing rod?

The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient.

How long does external mastic take?

A typical job takes a few hours to a few days, depending on the length of joint and the access, including the preparation. We’ll confirm how long when we quote.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

What we can’t put right

It helps to know what we can’t do:

  • Cracked brickwork or render that needs a builder or plasterer
  • Render that is blown, hollow or coming away
  • Cutting new joints into brickwork, which is building work rather than sealant work

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Outside joints around Lonemore

Lonemore is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Schools such as Gairloch High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. In and around Lonemore, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
