Trusted external mastic in Badachro

External mastic for homes and businesses in Badachro

Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. We are often asked to deal with moss and dirt in joints with no sealant left and movement joints with cracked, split or missing sealant, on façade panels, joints between brick and frames and brickwork movement joints.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What affects the cost of external mastic

We quote each job individually. This is what makes a difference:

  • How much there is to do
  • Whether the work is at height
  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and give you a clear price before we start.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height
  • Where the property is

We quote each job on its own. Simply send an email to info@mrmastic.co.uk and describe the job, and pictures are welcome.

Badachro buildings and the weather

Badachro is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

In and around Badachro, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Badachro is in Highland. Jobs in Badachro get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. We cover 253 towns and villages across Highland, large and small.

What happens on the day

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the building. Around Badachro, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Clear the area around the work
  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can

Common questions in Badachro

Will you come out to Badachro?

Yes, Badachro is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Badachro in your area for external mastic?

Yes, Badachro is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is there a guarantee?

Yes. Every job comes with our one-year guarantee.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected.

Can you reach joints on upper floors?

That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher ones, send details and we’ll confirm the access.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Why deal with it now?

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last so it’s worth doing right. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Why us?

  • You choose the colour before work begins
  • Every job guaranteed for a year
  • 20+ years of sealant experience
  • A choice of colours where the product allows

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Wash walls gently around the sealant
  • Make sure movement joints are not pointed over
  • Check the sealant is paintable before painting near it
  • Act on the first splits you see

Don’t paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint.

Once a joint cannot move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

What the job involves on each surface

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joints work hard every day. The sealant is chosen with that in mind.

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

Do you need external mastic in Badachro?

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

The problems people usually mention when they call are:

  • Joints with sealant missing in places
  • Plants rooting in failed movement joints
  • Rain getting behind render or cladding at a joint
  • Rigid filler in a joint that should flex

Whether the job is in Badachro itself or nearby, the right material for each joint matters as much as a neat finish.
