New Build Mastic in Laide
We cover Laide for plot mastic for developers and snagging failed sealant in new homes. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Gaps opening as the house dries out and settles
- Beads laid onto grit and dust from the build
- Internal frame sealant that has split
What we are called out for in Laide
The first winter with the heating on dries a new home quickly. Gaps open along skirting, frames and worktops and cracked sealant shows up.
Keep an eye out for any of the following:
- Shower seals failing in the first year or two
- Internal frame sealant that has split
- Second-fix sealing on new plots
- Sealant that never bonded to the surface
In and around Laide, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

New build mastic in Laide, done properly
In a new home, every joint should have a clean, even bead. Smeared, patchy or cracked sealant is worth sorting early, before water gets into the floor or walls. If you have new-build shower sealant that has already split and cracks appearing as a new home settles, we can put it right.
Around smaller Scottish places like Laide, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
Whatever the size of the job, it’s backed by our 12-month guarantee.

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Report sealant problems to your builder during the snagging period
- Do not seal over failed sealant yourself
- Keep water off fresh sealant until it has cured
- Keep photos and emails about snagging items
Ventilation matters in a new home, which is still drying out. Run the fan or open a window after bathing.
If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.
What else we do in Laide
What happens if it’s left?
A quick bead over the top of the old sealant can look fine at first, but it can’t bond to what’s underneath. A lasting seal starts with removing the old one completely. In a place like Laide, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Joints and finishes in Laide homes
Laide is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.
For jobs in and around Laide, choosing the right material for each joint is as important as a tidy finish.

Laide: your questions answered
Is there a guarantee on new build mastic in Laide?
All our work, in Laide and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Is Laide in your area for new build mastic?
Yes, Laide is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
What colour sealant will you use?
White and clear are the most common, but other colours are available. We match the colour to the finish before we begin.
Can tenants book the work?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
How long will you be here?
It depends on the size of the job, but as a guide it takes a few hours for most snagging lists, longer for a run of plots. We will give you a better idea when we quote.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
When is the best time to reseal in a new build?
Any seal that is leaking should be redone right away. For small cosmetic gaps, waiting until the house has settled can save doing them twice.
Different surfaces, different methods
Skirting and floors
As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk.
Bathrooms and en suites
Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.
The process
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours for most snagging lists, longer for a run of plots, including the tidy-up. For a place like Laide, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- Failed or untidy sealant is cut out completely.
- Each joint is cleaned of dust and grit, then primed if required.
- New sealant suited to each joint is applied and tooled neatly.
- Each area is checked and left with its cure time.
How to prepare
- Mention any parking rules near the property
- Keep pets and children clear of the area while we work
- Let us know about earlier repairs to the joints
How to get a quote
We quote each job on its own, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job.
Advice
How we quote for new build mastic
You will get a clear quote before we start. It’s based on:
- Any mould that needs treating
- The old material and how stubborn it is
- Whether the work is at height
- The number and length of the joints
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- How we’d reach the joints
- If it’s domestic, commercial or a hotel
- The address or postcode of the job
- What the problem is, such as mould, gaps, leaks or cracking
Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will explain what’s involved before giving you a price.
