How we handle remedial sealant in Canisbay

The wrong product in the wrong joint will not last, however tidy it looks. Out it comes, and in goes a sealant suited to the job. We’re often asked to deal with repeat leaks from the same joint and thick, messy sealant smeared over tiles, on expansion joints, botched or over-sealed joints and mouldy bath & shower sealant.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Your questions about remedial sealant in Canisbay

Is Canisbay within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do remedial sealant in Canisbay?

Yes. We work across all of Scotland, and Canisbay is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

What does remedial sealant cost?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

Can you do several jobs on one visit?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Can old silicone be taken off without scratching the tiles?

Yes. We take our time over removal, particularly on softer surfaces like acrylic.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

When to call us in Canisbay

Using the wrong product is a common cause: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. None of them last.

It’s worth asking for a quote if you see:

  • A second bead peeling off the first
  • Kitchen joints letting water behind the worktop
  • Sealant peeling off a dusty or damp surface
  • Mould trapped under a layer of silicone

Around Canisbay, as everywhere, remedial sealant is only as good as the preparation behind it.

What your quote should include

  • How much experience the applicator has
  • How hidden problems are handled
  • Which colour the sealant will be
  • What product goes in the joint

Remedial sealant in Canisbay: local notes

Canisbay is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For an older house near a landmark such as Canisbay Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Canisbay is about 15 miles east of Thurso, in Highland. We provide remedial sealant to householders, landlords and businesses in Canisbay, as part of our work across Highland. Our Highland coverage runs to 253 places, Canisbay among them.

Leave it or put it right?

Spraying mould remover on a sealed-over joint does not reach what’s underneath. Removal is the only way to get at it. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Why Canisbay clients choose us

Landlord and commercial work in Canisbay

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

How it works

On the day, we start by going over the job with you. Surfaces next to the work are protected before work begins. The work normally takes a few hours for most joints, depending on how much old sealant has to come out. Around Canisbay, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any parking rules near the property

Aftercare tips

So the new joints stay in good condition:

  • Check trays and worktops don’t move
  • Check ceilings under showers for marks
  • Keep bleach and abrasives off the bead
  • Don’t point over movement joints

Keep an eye on the joint at first, especially if movement was the problem. If anything changes, just email us at info@mrmastic.co.uk.

Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Movement from fittings that are not supported
  • Older mastics that may need an asbestos check before removal
  • A tray or bath that is cracked

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.
