Bathroom resealing in IV26: how it works
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on basins & vanity units, sinks & splashbacks and kitchen worktops & upstands, and the jobs we see most are two layers of silicone, both failing and water escaping at the shower enclosure.
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes a couple of hours for a single bath or shower, depending on the amount of work.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, normally around 24 hours.

Around Ullapool
In Ullapool, that means homes and buildings near Ullapool old parish church and Ullapool School. Other landmarks nearby include Ullapool Museum (less than half a mile south-west). Not far away are Loch Dubh Beag.
Where we work in IV26
In IV26, bathroom resealing takes in flats, houses, rentals and businesses, from Ullapool and Achiltibuie to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. IV26 is part of the area we cover across Scotland. Parts of IV26 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are normally the first to need attention.
Ullapool: If you live in an older home near Ullapool old parish church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Ullapool School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Why act early?
Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows, and the next reseal means two layers to cut out.
Questions to ask before booking
- Whether you can choose the colour
- Who does the work, and how experienced they are
- When the joint can take water or movement
- Which sealant they’ll use, and why
Signs you need bathroom resealing
Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
People usually contact us after spotting something like this:
- Shrunken sealant along the back of a worktop
- A joint torn by a bath that flexes
- Leaks into the floor or ceiling below
- New sealant laid over old sealant that is now lifting
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Wipe up water along the back of the worktop
- Check the joints every few months for splits or lifting
- Give the silicone its full cure time
- Run the extractor fan during and after every shower
Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.
When it is not the sealant
We won’t take on work that will not last, so these are the limits:
- Movement from a bath with loose feet or no proper support
- A tray or bath that is cracked through
- Cracked or missing grout between tiles (that’s regrouting)

Common questions in IV26
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
What colours of sealant can you use?
There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.
How long does a bath or shower reseal take?
A single bath or shower takes about a couple of hours, old sealant removal included. A full bathroom and kitchen can take most of a day.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
Can mouldy silicone be sorted out?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Can you reseal around my kitchen sink and worktop?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
