How bathroom resealing works in IV27
It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include sealant that has split, shrunk or peeled away and a messy, uneven bead from a previous reseal, across kitchen worktops & upstands, baths and shower trays & enclosures.
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. It generally takes half a day or less for one room, longer when the kitchen is included.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Pricing in IV27
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Bathrooms and kitchens across IV27
Homes across IV27 range from older properties to new builds, with plenty of rented property in places like Lochinver, An Luirg and Kinlochbervie. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. That shapes the choice of sealant for jobs across IV27. Along the coast in IV27, window and wall joints facing the sea take the brunt of the weather, and that’s where sealant generally gives up first. Good preparation and the right sealant help it cope.
Lochinver: In and around Lochinver, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. Whether the job is in Lochinver itself or nearby, the right material for each joint matters as much as a neat finish.
What sealant work can’t fix
A few problems are outside what sealant work can do:
- A leaking waste, trap or valve
- Cracks in the tray itself rather than the joint
- Tiles that have come away from the wall
How to look after the new joints
Looking after new joints is easy:
- Never pick at the silicone with a blade
- Let new sealant cure fully before it gets wet
- Dry the bead with a towel now and then
- Look for lifting corners and small gaps now and then
Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just send an email to info@mrmastic.co.uk.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Surface by surface
Baths
Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
What affects the quote in IV27
You’ll get a clear quote before we start. It takes into account:
- Any mould that needs treating
- The amount of work
- How many areas need sealing
- Whether old sealant or filler has to be cut out
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Asking for a quote
Before you ask for a quote, have a think about:
- The address or postcode of the job
- Photos by email, if that is easy
- Whether it’s a home or a business
- What’s wrong with the joints now
Asking for a quote is easy: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we will take it from there.
Why deal with it now?
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal.

Your questions about bathroom resealing in IV27
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Do you come to IV27?
Yes. We are based in Crawley and work across South East England, London and Scotland, IV27 included.
My sealant has gone black. Can you sort it?
Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.
Are you fully insured?
Yes. We’re fully insured.
