About our bathroom resealing in Melness
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. Common call-outs are for damp behind the bath or under the tray and new sealant laid over old sealant that is now lifting, on shower trays & enclosures, wet rooms and sinks & splashbacks.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
We stand behind the work with a 12-month guarantee.

FAQs for Melness
Do you cover Melness for bathroom resealing?
Yes. We work across all of Scotland, and Melness is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Do you cover smaller places like Melness?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Can new silicone go straight over the old?
No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.
How do I get a quote for bathroom resealing in Melness?
Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
If you manage several properties in or around Melness, several properties can go on one quote. Just tell us the addresses and what each one needs.
Signs you need bathroom resealing in Melness
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
Most people get in touch when they notice something like this:
- A bead that has pulled away from the tiles
- Black spots spreading through the bead
- A messy, uneven bead from a previous reseal
- Water getting behind the kitchen upstand
For jobs in and around Melness, choosing the right material for each joint is as important as a tidy finish.
Questions to ask before you book
- How long to leave it before use
- How much experience the applicator has
- Whether you can choose the colour
- How the surfaces are prepared before sealing

When it isn’t the sealant
In fairness, some problems need a different trade:
- Water coming from the plumbing rather than the joint
- Damage behind the tiles that needs a tiler
- A tray that rocks until it’s re-bedded
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
What we seal
- Kitchen worktops & upstands
- Shower trays & enclosures
- Baths
- Sinks & splashbacks
- Wet rooms
- Basins & vanity units
Should I try it myself first?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Different surfaces, different methods
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Baths
Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
Melness homes and their sealant
Melness is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

What affects the cost of bathroom resealing
You’ll get a clear quote before we start. It takes into account:
- Mould in or behind the old joints
- The size of the job
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.
What to tell us for a quote
What to tell us when you ask for a quote:
- What’s wrong with the joints now
- If someone has resealed it before
- If it’s domestic, commercial or a hotel
- Access, such as stairs, a lift or height
For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before work begins.
What we do, step by step
Before we leave, we go over the finished joints with you. The work normally takes a couple of hours for a single bath or shower, depending on how much there is to do. Outside jobs in Melness need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
Before we arrive
- Move anything stored near the joints
- Where the joints are inside, avoid wetting them before we arrive
- Let us know if you’ve seen damp or leaks
