Bathroom resealing in Smoo

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. If you’re dealing with cracked, shrunken or lifting silicone and leaks into the floor or ceiling below, we can put it right, on wet rooms, basins & vanity units and kitchen worktops & upstands alike.

Bathrooms in smaller places like Smoo work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Every job is covered by our 12-month guarantee.

Quotes for bathroom resealing in Smoo

Your quote is based on your job. We take into account:

  • The number of rooms or windows
  • The product the joint needs
  • When we can work, for business premises
  • How much old sealant there is and how hard it is to remove

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and send you a clear quote before work begins.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Where the property is
  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • Any previous sealing or DIY work

To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Do not let bottles sit on the bead
  • Dry the bead with a towel now and then
  • Keep scourers and sharp tools away from the bead
  • Wipe up water along the back of the worktop

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

What sealant work cannot fix

Sealant isn’t the answer to every problem, and we’ll tell you before we start. Sealant won’t put right:

  • A leaking waste, trap or valve
  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks

What happens on the day

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes half a day or less for one room, longer when the kitchen is included. Outside jobs in Smoo need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Move anything stored near the joints
  • For business premises, tell us about site rules or sign-in
  • Tell us about access, such as stairs, a lift or high-level joints

Bathroom resealing in Smoo: local notes

Smoo is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Around Smoo, as everywhere, bathroom resealing is only as good as the preparation behind it. For jobs in and around Smoo, choosing the right material for each joint is as important as a tidy finish.

Smoo is in Highland. Across the IV27 area, we can carry out bathroom resealing at your property. Smoo is one of 253 towns and villages in Highland where we work.

All of IV27 is within our area for bathroom resealing. Neighbouring places we cover for bathroom resealing include Diuranais (1 mile north-west), Melness (11 miles east), Tongue (13 miles south-east), Kinlochbervie (13 miles south-west) and Scourie (21 miles south-west). Remote and island addresses need a little more planning, so tell us where you are when you ask for a quote.

What happens if it’s left?

Dealing with sealant early is a short job: the work takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In an older home around Smoo, damp from a failed joint can get into timber and plaster.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

What the job involves on each surface

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Landlord and commercial work in Smoo

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

FAQs for Smoo

Is there a guarantee on bathroom resealing in Smoo?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Smoo?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can new silicone go straight over the old?

No. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

Where do you work from?

Mr Mastic is based in Crawley. We cover Smoo and the rest of Highland, along with the rest of our area.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Are you fully insured?

Yes, we’re fully insured.

When can I use the bath or shower again?

After around 24 hours in most cases. We’ll tell you the cure time for the product we used.
