Need new build mastic in Smoo?

Smoo: your questions answered

Is new build mastic in Smoo guaranteed?

All our work, in Smoo and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Will you come out to Smoo?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we are using.

Where are you based?

We’re based in Crawley, and we work across South East England, London and Scotland.

When is the best time to reseal in a new build?

Any seal that is leaking should be redone right away. For small cosmetic gaps, waiting until the house has settled can save doing them twice.

Can you work from my snagging list?

Yes. Send the list and a few pictures of the sealant items, and we’ll quote. We’ll tell you if anything on it is not a sealant job.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

New build mastic in Smoo

Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the new bead bonds properly rather than sitting on a layer of grit. We are often asked to deal with cracked sealant around new window and door frames and messy sealant that spoils new finishes, on plot handovers, show homes and bathrooms & en suites.

Around smaller Scottish places like Smoo, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

You get a 12-month guarantee, the same in Smoo as everywhere else we work.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

For anyone letting property in or around Smoo, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

What affects the cost of new build mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove
  • The amount of work
  • The product the joint needs

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

What we need to know

Before you ask for a quote, have a think about:

  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking

We do not publish a price list, because every job is different. Instead, we give you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.

What we do, step by step

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours in a single home. Around Smoo, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. Failed or untidy sealant is cut out completely.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

Before we arrive

  • Mention if the joints have been sealed before
  • Mention any sign-in or site rules at work premises
  • Tell us if parking is tricky

How to get a quote

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Why it’s worth doing now in Smoo

A quick bead over the top of the old sealant can look fine at first, but it won’t bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. In a place like Smoo, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

When to call us in Smoo

When the heating goes on in the first winter, the house dries fast. Gaps open along skirting, frames and worktops and cracks appear in the sealant.

These are the problems we are asked about most:

  • Shower seals failing in the first year or two
  • Joints pulling apart as timber shrinks
  • Cracked sealant around new window and door frames
  • Cracked caulk along new skirting

For jobs in and around Smoo, choosing the right material for each joint is as important as a tidy finish.

How to look after the new joints

Looking after new joints is easy:

  • Use the extractor fan every time you shower
  • Avoid scourers and strong chemicals on sealant
  • Check bath and shower seals every few months as the house settles
  • Resist patching a failed seal with a tube from the DIY shop

Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

New build mastic in Smoo: local notes

Smoo is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Smoo is in the west of Scotland, which is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

Around Smoo, as everywhere, new build mastic is only as good as the preparation behind it.

Smoo is in Highland. Every kind of property in Smoo is covered for new build mastic. Every job comes with our 12-month guarantee. 253 places in Highland are on our list.

If you are just outside Smoo, we cover Diuranais (1 mile north-west), Melness (11 miles east), Tongue (13 miles south-east), Kinlochbervie (13 miles south-west) and Scourie (21 miles south-west). Island and remote addresses take a little more planning, so tell us where you are when you ask for a quote.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
