New build mastic in Tongue

New build mastic for homes and businesses in Tongue

Snagging sealant properly means taking the failed bead out completely. New silicone won’t bond to old silicone, so the joint is cut out, cleaned, dried and resealed. If you are dealing with cracks appearing as a new home settles and skirting joints opening in the first winter, we can put it right, on windows & doors, kitchens and plot handovers alike.

Around smaller Scottish places like Tongue, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on the number of plots and we leave things clean and tidy. Somewhere like Tongue may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you’re given the cure time.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Act quickly if a seal starts to leak
  • Watch for new gaps as the house dries out
  • Put sealant faults on your snagging list early
  • Clean sealant with mild detergent, not abrasives

Keep an eye on the joints over the first couple of years. Small gaps can appear as the house dries.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left.

New build mastic around Tongue

Tongue is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

In and around Tongue, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. For jobs in and around Tongue, choosing the right material for each joint is as important as a tidy finish.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Movement caused by a poorly fitted tray or bath
  • Damaged fittings that need replacing
  • Your warranty claim itself, which is between you and the builder

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

What we seal

  • Skirting & floors
  • Kitchens
  • Show homes
  • Plot handovers
  • Bathrooms & en suites
  • Windows & doors

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Landlord and commercial work in Tongue

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

If you manage several properties in or around Tongue, several properties can go on one quote. Send us the addresses and the work at each, and photos by email help.

Tongue: your questions answered

Will you come out to Tongue?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you cover Tongue for new build mastic?

Yes. Our work covers the whole of Scotland, and Tongue is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

What does new build mastic cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Can you reseal over the builder’s sealant?

No. Over-sealing traps mould and water and soon fails. All the old sealant comes out before work begins.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

When is the best time to reseal in a new build?

Any seal that is leaking should be redone straight away. For small cosmetic gaps, waiting until the house has settled can save doing them twice.

Is it normal for sealant to crack in a new home?

New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Both lead to early failure.

Can you work from my snagging list?

Yes. Photos of each sealant item help us quote. Items that need a plumber, tiler or the builder are flagged.

Different surfaces, different methods

Kitchens

Sink joints are wet all the time. We use a sealant suited to kitchens suited to the job.

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We cut out the cracked bead and reseal with a flexible sealant in a matching colour.

Quotes for new build mastic in Tongue

For a quick quote, just ask. What matters most is:

  • The type of sealant required
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • The size of the job

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

What to tell us when you ask for a quote:

  • The problem you’ve noticed
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before
