Glazing silicone in Tongue: local notes

Tongue is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Around Tongue, as everywhere, glazing silicone is only as good as the preparation behind it.

Tongue is about 33 miles west of Thurso, in Highland. Jobs in Tongue get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Our Highland coverage runs to 253 places, Tongue among them.

Glazing silicone in Tongue, done properly

Across Tongue, we reseal glazing joints in homes, offices and hotels. From conservatories to shower screens, it’s the same careful method, with a sealant chosen for the joint. We work on glass-to-glass joints, shower screens and glass balustrade bases, and common reasons people get in touch are cracked silicone between glass panels and water running down inside the glass.

Outdoor sealant needs a dry surface, so window work around Tongue is planned around the weather. Tell us about access to all the windows and doors, upstairs included.

Whatever the size of the job, you get the same one-year guarantee.

What sealant work can’t fix

Before you book, it’s worth knowing the limits:

  • A roof that has moved or dropped
  • Failed flashing around a conservatory
  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Conservatory frames
  • Glass-to-frame joints
  • Shower screens
  • Glass-to-glass joints

Landlords, agents and businesses in Tongue

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

The process

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take anything from an hour or two to most of a day, depending on the size of the job. Somewhere like Tongue may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by finding the leak and making sure sealant is the cause.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. We check the joints and, where safe, run water over them.

How to prepare

  • Keep pets and children clear of the area while we work
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about stairs, lifts or work at height

Advice

What the job involves on each surface

Rooflights

Water around a rooflight is not always the sealant. We check which it is.

Conservatory frames

Conservatory frame joints are a common source of leaks. We remove the failed sealant and renew it.

Do you need glazing silicone in Tongue?

Heat and cold make glass and frames move at different rates. Over years, that movement tears the silicone.

Signs it’s time to call us include:

  • Mouldy sealant around glass panels
  • Water escaping where a screen meets the wall
  • Water tracking down the inner face of the glass
  • Rooflight joints letting water in

For an older house near a landmark such as St Andrew's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Questions to ask before booking

  • Whether all the old sealant comes out first
  • Is VAT in the price?
  • Which sealant they’ll use, and why
  • Who turns up on the day

Tongue questions

Does the coastal weather in Tongue affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Do you cover smaller places like Tongue?

Yes. Tongue is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before we start.

Can you reseal the base of a glass balustrade?

Yes. The sealant joint at the base can be renewed. We don’t install or replace the glass.

Is the work guaranteed?

Our one-year guarantee covers every job, glazing sealant included.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

How much does glazing silicone cost in Tongue?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Act on drips or damp patches early
  • Clean glass with a mild cleaner and a soft cloth
  • Avoid scraping close to the bead
  • Check the silicone on glass every year or so

Avoid scraping near the new silicone when you clean. A soft cloth or sponge is best.

Cracked glazing silicone means the joint has failed. Resealing now is a small job compared with fixing water damage later.
