Sand mastic in Tongue

If your home is listed or in a conservation area, check with your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. Common call-outs are for modern sealant on a period surround and old sand mastic that has cracked, crumbled or fallen out, across period & listed homes, stone surrounds and tenement windows.

Mastic can only go onto a dry joint, so outside work in Tongue depends on the weather. Let us know about access to every frame, including any upstairs.

A 12-month guarantee comes as standard.

What sand mastic looks like in Tongue

Tongue is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Tongue is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.

Homes close to St Andrew's Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. Around Tongue, as everywhere, sand mastic is only as good as the preparation behind it.

Tongue is about 33 miles west of Thurso, in Highland. Jobs in Tongue get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. We cover 253 towns and villages across Highland, large and small.

Work in IV27 is quoted and booked the same way as anywhere else. Streets in the area include Varich Place and Loyal Terrace, and we cover them all. Neighbouring places we cover for sand mastic include Melness (4 miles north), Am Blàran Odhar (8 miles north-east), Smoo (13 miles north-west), Altnaharra (13 miles south) and Diuranais (14 miles north-west). Remote and island addresses need a little more planning, so tell us where you are when you ask for a quote.

Timber door frames

Sand mastic is used round timber door frames too. We renew it the same way as on windows.

Stone surrounds

The stone is treated with care while raking out the old mastic.

Landlords, agents and businesses in Tongue

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we are fully insured.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

Tongue: your questions answered

Does living near the coast affect sand mastic in Tongue?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you cover smaller places like Tongue?

Yes. Tongue is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

What exactly is sand mastic?

Sand mastic is a traditional material for pointing round windows and doors. It combines sand with a linseed-oil-based binder.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

What does sand mastic cost?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Can landlords and businesses book you?

Yes, regularly. Several properties can go on one quote, and between tenancies is a good time for the work.

How the visit works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It normally takes a few hours per window, depending on the condition of the joints. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Mention any tricky access
  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Go gently near the mastic when preparing windows
  • Have rotten timber repaired before new mastic goes in
  • Don’t paint over the new mastic
  • Check the mastic when you check the paintwork

Do not touch or press the mastic while it hardens. It forms a skin fairly soon, but takes longer to harden fully.

Sound mastic protects the frame. Failed mastic lets water reach the timber, which can lead to rot.

What affects the quote in Tongue

The price is agreed before any work begins. It takes into account:

  • Which sealant suits the joint
  • Any mould that needs treating
  • The old material and how stubborn it is
  • Working hours on commercial sites

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What’s wrong with the joints now
  • Photos by email, if that’s easy
  • The rough size of the job
  • If it’s domestic, commercial or a hotel

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you are ready, send an email to info@mrmastic.co.uk.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Honest limits

It helps to know what we cannot do:

  • Masonry that needs repairing
  • Broken panes
  • Decisions on consent for listed homes

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.
