Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Wipe water off the walls when you are done
  • Check the corner silicone every few months
  • Rinse soap off the tiles after each shower
  • Skip wire brushes and scourers

Give the new grout the time we tell you before using the shower, so it cures fully. From then on, a quick rinse after showering helps and let the room air.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints, and that water can reach the wall or the floor below.

Regrouting for homes and businesses in Tongue

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so nothing is ripped out. We work on kitchen splashbacks, shower walls and tiled floors, and the jobs we see most are greasy, stained grout behind the hob and crumbling grout between the tiles.

In and around a place like Tongue, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

There’s a 12-month guarantee on every job.

Regrouting in Tongue: local notes

Tongue is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Around Tongue, as everywhere, regrouting is only as good as the preparation behind it.

Tongue is about 33 miles west of Thurso, in Highland. Jobs in Tongue get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Our Highland coverage runs to 253 places, and Tongue is one of them.

We cover every part of the IV27 postcode area for regrouting and the streets around it. Regrouting is available to properties on Varich Place and Loyal Terrace and the roads around them. Nearby, we also carry out regrouting in Melness (4 miles north), Am Blàran Odhar (8 miles north-east), Smoo (13 miles north-west), Altnaharra (13 miles south) and Diuranais (14 miles north-west). Remote and island addresses need a little more planning, so please mention your location when you email us at info@mrmastic.co.uk.

Why it’s worth doing now in Tongue

Cracked grout lets water behind the tiles. Leave it, and the adhesive or the wall behind can suffer, which turns a regrout into a retile. Dealing with it now keeps it small. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

The process

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes anything from a few hours to a full day, depending on the area. Somewhere like Tongue may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

How to prepare

  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts

Advice

Questions from Tongue

What guarantee comes with regrouting in Tongue?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Is Tongue within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

What the job involves on each surface

Shower walls

A shower wall is soaked daily, so its grout takes the most punishment. It usually fails first.

Bathroom wall tiles

Splash areas around basins and baths stain first. We can regroute just those areas or the whole wall.

Landlord and commercial work in Tongue

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Housing providers, facilities teams and property managers book us too in Tongue and across Highland. We can quote a run of properties together.

Do you need regrouting in Tongue?

Most grout is porous, so it soaks up water, soap and dirt. Given time, it discolours and begins to break down and showers that get daily use suffer most.

Common reasons people contact us are:

  • Floor grout that won’t come clean
  • Greasy, stained grout behind the hob
  • Grout that makes sound tiles look old
  • Old grout in a dated colour

If you live in an older home near St Andrew's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • Whether you can choose the colour
  • What happens if they find a problem under the old sealant
  • Is VAT in the price?
  • Whether the sealant suits the joint
