Sand Mastic in Smoo
Traditional burnt sand mastic around sash and case windows and doors in stone and brick for homes and businesses in Smoo and across Highland. Fully insured, ARBOMaster approved and guaranteed for a year.
- Open joints round the window box
- A silicone bead on a sash window that spoils the look
- Old sand mastic that has cracked, crumbled or fallen out
About our sand mastic in Smoo
Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditionally, sand mastic is left unpainted and we’ll advise if you are redecorating. If you’re dealing with gaps round a timber door in stone or brick and gaps where the frame meets the masonry, we can put it right.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
Whatever the size of the job, it’s backed by our one-year guarantee.

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The process
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a few hours per window, depending on the condition of the joints for a typical job. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First we agree which joints need doing.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- The sand mastic is mixed and pressed into the joint by hand.
- The surface is finished to suit the stone or brick.
Before we arrive
- Let us know about stairs, lifts or work at height
- Clear items away from the joints we’re working on
- On commercial sites, let us know about site rules

What is sand mastic?
It’s the traditional filler for the joint round timber windows and doors. It combines sand with a linseed-oil-based binder.
Why it’s worth doing now in Smoo
An open joint round the frame lets weather in. Water can get to the frame and the masonry, so dealing with it now protects both. Around Smoo, water from a failed joint in an older stone home can soak into timber and plaster.
Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

Frames and glazing around Smoo
Smoo is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.
Whether the job is in Smoo itself or nearby, the right material for each joint matters as much as a neat finish.

How the job changes by surface
Stone surrounds
Sand mastic sits naturally against stone. It finishes to look like part of the surround.
Brick reveals
Sand mastic is also used where timber frames meet brick. It gives a traditional finish.
Do you need sand mastic in Smoo?
Timber swells and shrinks with the weather. That movement opens up the mastic joint over time.
Signs it’s time to call us include:
- Mastic round period door frames that has failed
- Silicone on a period window that looks wrong
- Draughty sash windows at the surround
- Crumbling sand mastic round a window
In and around Smoo, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Ask us before painting near the mastic
- Check the mastic when you check the paintwork
- Ask a joiner to look at soft timber first
- Avoid heavy scraping on the mastic joint
Do not touch or press the mastic while it hardens. It skins over quickly but needs longer to fully harden.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
