Trusted floor joint sealing in Smoo

The process

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a morning or an afternoon for most homes from start to finish. Somewhere like Smoo may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

How to prepare

  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before
  • Tell us if parking is tricky

How we handle floor joint sealing in Smoo

Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant in a matching colour. If you have dirt and water collecting in open floor joints and failed joint filler in concrete floors, we can put it right.

Around smaller Scottish places like Smoo, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

All of our work is guaranteed for twelve months, in Smoo and everywhere else we cover.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Use a well-wrung mop rather than flooding the floor
  • Check the sealant is paintable before decorating
  • Walk round the room once a year and look at the edges
  • Avoid caulk in bathrooms and kitchens

Keep heavy furniture from dragging across the joints. Sharp edges can cut the sealant.

Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.

Common problems we fix in Smoo

Timber floors and skirting shrink and swell through the year. Heating dries timber and opens gaps along the skirting and they change again in summer.

Most people get in touch after spotting one of these:

  • Skirting caulk that keeps splitting
  • Gaps at thresholds between rooms
  • Grout used at the floor edge instead of sealant
  • Skirting that has pulled away from the floor

For jobs in and around Smoo, choosing the right material for each joint is as important as a tidy finish.

10 questions to ask before booking

What floor joint sealing looks like in Smoo

Floors around Highland run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Around Smoo, as everywhere, floor joint sealing is only as good as the preparation behind it.

Smoo is in Highland. Across the IV27 area, our applicators can take on floor joint sealing. Our area takes in 253 places across Highland, large and small.

Your questions about floor joint sealing in Smoo

Is there a guarantee on floor joint sealing in Smoo?

All our work, in Smoo and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Do you cover smaller places like Smoo?

Yes, Smoo is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Can grout be replaced with sealant on a tiled floor?

Normally, yes. Straight cracks in grout often show where a movement joint was needed. We rake out that line and seal it with flexible sealant.

Do you seal floor joints in bathrooms and kitchens?

Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone so water cannot get into the gap.

Can I do it myself?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Leave it or put it right?

Open joints along wet floors let water into the subfloor and behind skirting. Dealing with it early keeps the repair to the joint. Around Smoo, water from a failed joint in an older stone home can soak into timber and plaster.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Why us?

  • Full insurance on every job
  • Anti-fungal silicone where joints get wet
  • ARBOMaster approved applicator
  • Experience in homes, commercial sites and hotels

Surface by surface

Wet room and bathroom floors

Mop water gets into any open joint at the edge of a bathroom floor. A neat silicone joint keeps it out.

Skirting boards

On painted skirting, we can use a flexible sealant that takes paint. In wet rooms and kitchens, silicone is generally better.

How we quote for floor joint sealing

We do not publish a price list, because no two jobs are the same. What we look at:

  • The product the joint needs
  • Whether there’s mould to deal with
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Photos by email, if that’s easy
  • If it’s domestic, commercial or a hotel
  • Whether it has been sealed before
  • Any access issues, like height or stairs

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will come back to you with a quote.
