Bathroom Resealing in Diuranais
Professional bathroom resealing in and around Diuranais, with every bit of old sealant taken out first and a one-year guarantee.
- Smears of silicone across the tiles
- Two layers of silicone, both failing
- Water getting behind the bath panel
How we handle bathroom resealing in Diuranais
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. If you have black mould in the silicone that won’t clean off and water escaping at the shower enclosure, we can put it right, on shower trays & enclosures, wet rooms and basins & vanity units alike.
A bathroom in a place like Diuranais gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Let new sealant cure fully before it gets wet
- Use gentle cleaners on the silicone
- Keep scourers and sharp tools away from the bead
- Run the extractor fan during and after every shower
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
When to call us in Diuranais
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
Look out for any of the following:
- Water getting behind the bath panel
- Splits where the tray meets the wall
- Failed sealant on the screen profile
- Gaps between the worktop and the wall
Whether the job is in Diuranais itself or nearby, the right material for each joint matters as much as a neat finish.

Diuranais homes and their sealant
Diuranais is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
In and around Diuranais, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

What affects the cost of bathroom resealing
The price is agreed before any work begins. It takes into account:
- Any mould that needs treating
- When we can work, for business premises
- The product the joint needs
- The old material and how stubborn it is
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
What to tell us for a quote
Photos help, but a description is a good start. Try to tell us:
- Any previous sealing or DIY work
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- Where the job is, and your postcode
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work.
What the job involves on each surface
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and is not torn the first time it’s used.
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.
How it works
There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes half a day or less for one room, longer when the kitchen is included, including the tidy-up. For a place like Diuranais, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Honest limits
New sealant can’t fix everything, and we’ll tell you before we start. Sealant won’t put right:
- Movement from a bath with loose feet or no proper support
- Water getting in through the grout rather than the sealant
- Damage behind the tiles that needs a tiler
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.
