Fire rated sealant in Lochinver
Deciding which gaps need fire stopping isn’t our role; your assessor, designer or building control sets that out. What we do is apply the right product to that specification, properly and neatly. We’re often asked to deal with linear gaps at the head of walls and unsealed gaps where pipes and cables go through a wall, on service penetrations, flats & HMOs and plasterboard & masonry.
For holiday lets, guest houses and community buildings in or near Lochinver, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.
Your job is guaranteed for a year, as with all our work.

Why act early in Lochinver
Doing it once, properly, beats doing it twice. If the details weren’t followed, the seal may need redoing when the building is next checked. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Why Lochinver customers choose us
- 20+ years of sealant experience
- Approved under the ARBOMaster scheme
- We are fully insured
- Old sealant always removed completely
Aftercare tips
So the new joints stay in good condition:
- Tell trades working in the building that fire seals must be put back
- Check whether a sealant can be painted before decorating over it
- Allow for resealing whenever new services are run
- Never patch a fire seal with standard sealant
Keep the record we give you with the building’s fire safety documents. It saves time at the next inspection or assessment.
Open gaps do not only matter in a fire: noise, draughts and even pests can come through too. Sealing them early helps on every front.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Honest limits
We will not take on work that won’t last, so these are the limits:
- Walls or floors that weren’t built to resist fire
- Deciding what fire stopping a building needs
- Certifying a building or signing off its fire safety
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

How the visit works
You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes from a few hours to a few days, depending on the number of gaps and the access in most cases. Somewhere like Lochinver may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- Before starting, we go through the specification or action list with you.
- We measure every gap and note what it’s in and what passes through.
- Any non-fire-rated filler is removed and the faces cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.

Questions from Lochinver
Do you work for hotels and guest houses in Lochinver?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Do Scottish building rules affect fire-rated sealant work in Lochinver?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Will we have a record of what was sealed?
Yes. Locations and products are written up when we finish. Tell us if your assessor needs it in a particular format.
How do I get a quote for fire rated sealant in Lochinver?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.
Do you certify the fire stopping?
We do not issue ratings or certificates ourselves. The performance comes from the product’s tested details and the specification from your assessor or designer, and we install to them.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
What does intumescent mean?
Intumescent describes a material that swells in heat. Intumescent sealants are a type of fire-rated sealant.
Signs you need fire rated sealant in Lochinver
Over time, buildings change layout and use. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.
People usually contact us when they notice one of these:
- Holes left by a change of layout
- Open joints along the top of partitions
- Gaps around pipes and cables through fire-resisting walls
- Ordinary sealant used where a fire-rated product was needed
In and around Lochinver, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.
Before you book anyone
- What guarantee comes with the work
- Which colour the sealant will be
- What happens if the job turns out different
- When the joint can take water or movement
Surface by surface
Flats and HMOs
Working in occupied flats needs some planning. Access to flats and common areas is agreed in advance to keep disruption down.
Door frames
Frame gaps are generally hidden behind the architrave. Where it’s open, we seal it to the product’s details for that gap size so the architrave can be refitted.
