Landlord and commercial work in Scourie

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Fire rated sealant in Scourie

We don’t assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. If you have open holes round services passing through fire walls and gaps flagged on a fire risk assessment, we can put it right, on linear gaps, door frames and pipe & cable gaps alike.

In a smaller place like Scourie, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.

Your job is guaranteed for a year, as with all our work.

How the visit works

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes anything from a few hours to several days, depending on how many gaps there are. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Tell us about any previous sealing or DIY attempts
  • Clear items away from the joints we are working on

Advice

Surface by surface

Masonry and concrete

Masonry is dusty and porous, so preparation matters. The gap is cleaned and backed where required before the sealant goes in.

Service penetrations

A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. Each one is sealed to the product’s tested detail, and tell you if sealant alone is not the right fix.

Scourie: your questions answered

How do Scotland’s building regulations apply to fire-rated sealant in Scourie?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Can you do fire rated sealant in Scourie?

Yes, Scourie is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you work in flats, HMOs and commercial buildings?

Yes. We regularly work in flats, HMOs, schools and offices while they’re in use and we plan access around the people using them. Out-of-hours work can be arranged.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

How long does the job take?

It depends on the size of the job, but as a guide it takes a few hours for a handful of gaps, and longer for a whole building. We will tell you when we quote.

What does fire rated sealant cost?

It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk and tell us what needs doing and where.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

What affects the cost of fire rated sealant

Every job gets its own quote. This is what makes a difference:

  • How easy the joints are to reach
  • The old material and how stubborn it is
  • Any mould that needs treating
  • The number of rooms or windows

Combining jobs into one visit is normally more efficient than separate visits. We’ll send you a clear quote for the lot.

What we need to know

When you contact us, it’s useful to know:

  • The address or postcode of the job
  • The rough size of the job
  • The type of property
  • A few photos by email, if you can

We do not publish a price list, because every job is different. Instead, we give you a clear price for your job. To get started, send an email to info@mrmastic.co.uk.

Why act early in Scourie

Doing it once, properly, beats doing it twice. If the details weren’t followed, the seal may need redoing once someone inspects it. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.

What sealant work cannot fix

Sealant isn’t the answer to every problem, and we will tell you before any work starts. It won’t solve:

  • Fire risk assessments, which need a qualified assessor
  • A wall that isn’t a fire-resisting element to begin with
  • Certifying a building or signing off its fire safety

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • Plasterboard & masonry
  • Pipe & cable gaps
  • Linear gaps
  • Door frames
  • Flats & HMOs
  • Service penetrations

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
