Floor joint sealing in Ullapool

In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. A flexible silicone seal keeps it out and stops dirt collecting. We are often asked to deal with chipped and open joints in warehouse floors and open joints around bathroom floor edges, on tiled floors, skirting boards and commercial floors.

Around smaller Scottish places like Ullapool, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Different surfaces, different methods

Commercial floors

Commercial floors take more traffic than most homes. The sealant is chosen for the traffic the floor takes.

Concrete floor joints

Concrete floors have sawn or formed joints to control cracking. They’re resealed with a product chosen for what runs over them.

Ullapool questions

Is there a guarantee on floor joint sealing in Ullapool?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Will you come out to Ullapool?

Yes, Ullapool is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Why has a gap opened under my skirting?

Generally it’s movement: heating drying the timber, or a filler that is too rigid. A flexible bead keeps up with the movement.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Can you reseal concrete floor joints in an industrial unit?

Yes. We reseal concrete floor joints in commercial and industrial units. We’ll talk through the traffic and choose a sealant suited to it.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

How the visit works

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for most rooms, longer for large commercial floors. For a place like Ullapool, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises

What floor joint sealing looks like in Ullapool

Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

If you look after a building such as Ullapool School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. For buildings such as Ullapool old parish church, joints in its floors, skirtings and thresholds need resealing as they wear.

What happens if it’s left?

Leaving skirting gaps until the next decorating job lets dirt and draughts in. It’s a quick job to seal them now for most homes. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

Honest limits

We’d rather tell you now than do work that will not last, so these are the limits:

  • Movement too big for a sealant joint
  • Loose, hollow or cracked tiles, which need a tiler
  • Concrete repairs beyond the joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

  • Commercial floors
  • Wet room & bathroom floors
  • Tiled floors
  • Concrete floor joints
  • Thresholds
  • Skirting boards

Aftercare tips

A little care helps the new joints last. We recommend:

  • Keep dirt out of the joints
  • Have a cracking tiled floor checked before tiles break
  • Do not paint over silicone
  • Don’t fill floor joints with caulk where they move or get wet

Follow the cure time before walking on or cleaning the joint. Feet are normally fine before mopping or wheeled traffic so we will give you each time.

Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the surface smoother.

What affects the quote in Ullapool

Your quote is based on your job. We take into account:

  • The number of rooms or windows
  • The number and length of the joints
  • The product the joint needs
  • Whether there’s mould to deal with

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • Where the job is, and your postcode
  • If someone has resealed it before
  • What’s wrong with the joints now
  • Roughly how big the job is

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
