Reay Remedial Sealant
Remedial sealant for Reay and the surrounding area: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Floor or wall movement joints that have failed
- Beads that never stuck properly
- Dark patches showing through the sealant
How the visit works
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- We give you the cure time and explain what caused the failure.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Keep children and pets away from the work area
- Let us know about earlier repairs to the joints

Remedial sealant in Reay, done properly
Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all need stripping out before the joint can be done properly. We’re often asked to deal with kitchen joints letting water behind the worktop and sealant peeling off a dusty or damp surface, across leaking tray & enclosure joints, expansion joints and shrunken worktop sealant.
A bathroom in a place like Reay gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
You get a 12-month guarantee, the same in Reay as everywhere else we work.

Why deal with it now?
Adding more sealant is the usual quick fix, and it rarely works. It can’t bond to what’s underneath, leaving the leak in place and one more layer to cut out later. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Remedial sealant around Reay
Reay is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Homes close to Reay Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. In and around Reay, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.
Reay is about 10 miles west of Thurso, in Highland. Jobs in Reay get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Reay is one of 253 towns and villages in Highland where we work.

Common questions in Reay
Will you come out to Reay?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you do remedial sealant in Reay?
Yes, Reay is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.
Someone sealed over the old bead. Can you fix it?
Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s the only way the new joint will last.
Do I have to be there?
We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.
Can I add another job to the visit?
Yes, we can. More than one area can be quoted together.
I rent my home. Can I book you?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
What affects the quote in Reay
You’ll get a clear quote before work begins. It’s based on:
- Whether there’s mould to deal with
- Working hours on commercial sites
- The type of sealant required
- The number and length of the joints
A failed joint rarely gets cheaper to fix by waiting. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
Photos by email are helpful but not essential. Try to tell us:
- The problem you’ve noticed
- The rough size of the job
- The address or postcode of the job
- How we’d reach the joints
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Aftercare tips
A little care helps the new joints last. We recommend:
- Never seal over old silicone
- Have loose fittings fixed before resealing
- Keep movement joints clear of mortar and paint
- Deal with small splits early
Leave the new joint to cure fully before it gets wet or moves: follow the cure time we give you.
Mould under a second layer of sealant keeps growing out of sight. By the time it shows through, the joint is well past saving.

When it is not the sealant
To be straight with you, some problems need a different trade:
- Older mastics that may need an asbestos check before removal
- A cracked shower tray or bath (that needs repair or replacing)
- Failed tanking or loose tiles behind the sealant
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.
Joints and surfaces we work on
- Botched or over-sealed joints
- Expansion joints
- Failed movement joints
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
How the job changes by surface
Movement & expansion joints
A sealant stuck to the back of the joint can’t stretch. Backing stops that, so the sealant grips the two sides only.
Windows & doors
A frame that keeps leaking may not be the mastic. We check the joint and tell you if it looks to be something else.
