What happens if it’s left?

Mould under a bead cannot be reached by cleaning. Removal is the only way to get at it. In an older home around Watten, damp from a failed joint can get into timber and plaster.

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

Remedial sealant in Watten, done properly

Water on the floor does not always mean failed silicone. A cracked tray, a failed shower valve or a leaking waste can look just the same. If that’s what we find, we’ll tell you rather than reseal something that will not fix it. If you’re dealing with torn expansion joints and thick, messy sealant smeared over tiles, we can put it right.

In and around a place like Watten, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

When to call us in Watten

Using the wrong product is a common cause: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.

These are the problems we’re asked about most:

  • Wide, uneven beads that look worse than the old ones
  • Caulk or the wrong sealant used in a wet area
  • Kitchen joints letting water behind the worktop
  • Beads that never stuck properly

Around Watten, as everywhere, remedial sealant is only as good as the preparation behind it.

Is remedial sealant in Watten guaranteed?

All our work, in Watten and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

I rent my home. Can I book you?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme.

Are you insured?

Yes. We are fully insured.

Watten homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Whether the job is in Watten itself or nearby, the right material for each joint matters as much as a neat finish.

For landlords and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Use a soft cloth, not a scourer, on silicone
  • Don’t point over movement joints
  • Ask why a joint failed before redoing it
  • Keep the room well ventilated

Watch the joint over the first few weeks, particularly where the original failure was caused by movement. If anything changes, just send an email to info@mrmastic.co.uk.

A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.

Quotes for remedial sealant in Watten

We quote each job individually. This is what makes a difference:

  • Working hours on commercial sites
  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • The old material and how stubborn it is

Doing several joints on one visit is generally more efficient than separate visits. You will get one clear quote for the whole job.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode
  • Photos by email, if that is easy
  • If someone has resealed it before

It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, send an email to info@mrmastic.co.uk.

The process

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most joints, depending on how much old sealant has to come out. Outdoor work around Watten depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.
