Sand mastic near Watten

How we handle sand mastic in Watten

Traditional burnt sand mastic that sits naturally against stone and brick. It’s a good fit for period properties, where modern sealant can look out of place. Typical jobs include mastic that needs renewing before redecorating and gaps round a timber door in stone or brick, across tenement windows, sash and case windows and period & listed homes.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

You’re covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Decayed frames that need repair
  • Broken panes
  • Damaged stone surrounds

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Brick reveals
  • Stone surrounds
  • Period & listed homes
  • Sash and case windows
  • Timber door frames
  • Tenement windows

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Watten homes and the weather

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Around Watten, as everywhere, sand mastic is only as good as the preparation behind it.

What happens if it’s left?

Not every filler suits an old window surround. Sand mastic is the like-for-like choice, which can matter on listed and conservation-area homes. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

What we’re called out for in Watten

Water gets into small cracks in the mastic and pushes it out. Exposed elevations normally fail first.

Common reasons people contact us are:

  • Mastic dropping out of the joint
  • Window mastic to renew ahead of painting
  • A silicone bead on a sash window that spoils the look
  • Failed mastic on an exposed elevation

For jobs in and around Watten, choosing the right material for each joint is as important as a tidy finish.

What to look for in a quote

  • Whether VAT is included
  • Which colour the sealant will be
  • How the joint is cleaned and prepared
  • Whether all the old sealant comes out first

Our hiring checklist

What the job involves on each surface

Brick reveals

Brick reveals round timber windows are often pointed with sand mastic. It suits older brickwork.

Sash and case windows

The box of a sash and case window sits in the stone or brick opening. Sand mastic seals the joint round it.

How the visit works

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to a full day, depending on how many windows. Somewhere like Watten may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Mention any leaks or damp you’ve noticed
  • Tell us if parking is tricky

All our work, in Watten and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

A traditional pointing material made from sand and a linseed-oil-based binder for the joint between timber frames and masonry.
