Sand mastic near Bower

How the job changes by surface

Brick reveals

Loose mastic comes out and deep gaps are packed before pointing.

Stone surrounds

Sand mastic sits naturally against stone. It finishes to look like part of the surround.

Sand mastic in Bower

We renew sand mastic around sash windows and doors in stone and brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. If you’re dealing with a silicone bead on a sash window that spoils the look and window mastic to renew ahead of painting, we can put it right, whatever the surface.

Mastic can only go onto a dry joint, so outside work in Bower depends on the weather. Tell us about access to all the windows and doors, upstairs included.

There’s a 12-month guarantee on every job, large or small.

Questions from Bower

Is there a guarantee on sand mastic in Bower?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Is Bower within the area you cover?

Yes, Bower is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages to suit the site.

Are you insured?

Yes, we’re fully insured for domestic and commercial work.

Can sand mastic be painted?

Traditional guidance is not to paint over sand mastic. Ask us before you decorate around it and we’ll advise.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

When to call us in Bower

Rain on the window surround works into any crack and pushes it out. Exposed elevations usually fail first.

The most common problems we see are:

  • Cement or filler used on old window joints that has cracked
  • Draughty sash windows at the surround
  • Mastic worn away on windows facing the weather
  • Gaps round a timber door in stone or brick

For an older house near a landmark such as Bower Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Whether work needs listed building consent
  • Cracked or broken glass
  • Sashes that rattle, stick or won’t open

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Brick reveals
  • Sash and case windows
  • Period & listed homes
  • Timber door frames
  • Stone surrounds
  • Tenement windows

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes anything from a few hours to a full day, depending on how many windows. Outside jobs in Bower need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Getting ready for the visit

  • Move anything stored near the joints
  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can

How to get a quote

Advice

Frames and glazing around Bower

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Around Bower, as everywhere, sand mastic is only as good as the preparation behind it.

Bower is about 9 miles east of Thurso, in Highland. Jobs in Bower get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Bower is one of 253 places in Highland we cover.

Work in KW1 is quoted and booked the same way as anywhere else. Whether your property is on Auchorn Square and Thura Place or a nearby road, we can help. Close by, we work in Hastigrow (2 miles south-east), Gillock (3 miles south-west), Castletown (4 miles north-west), Watten (5 miles south) and Dunnet (5 miles north). If you are somewhere remote, a little more planning is needed.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

How to look after the new joints

So the new joints stay in good condition:

  • Get any rot dealt with first
  • Keep sills and gutters clear so water drains away
  • Keep modern sealant off the mastic
  • Go gently near the mastic when preparing windows

Don’t run silicone over the new mastic. If anything cracks, get it looked at rather than patching it.

Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens.

Can I do it myself?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
