External mastic in Watten

How we handle external mastic in Watten

Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. If you’re dealing with failed seals between different materials and weeds or debris growing in open joints, we can help.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Aftercare tips

Looking after new joints is easy:

  • Ask before painting over external sealant
  • Keep soil, plants and ivy away from the joints
  • Check external joints each spring
  • Make sure movement joints aren’t pointed over

Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.

External mastic in Watten: local notes

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Whether the job is in Watten itself or nearby, the right material for each joint matters as much as a neat finish. Around Watten, as everywhere, external mastic is only as good as the preparation behind it.

Watten is about 12 miles south-east of Thurso, in Highland. We provide external mastic to homes and businesses in Watten, as part of our work across Highland. Across Highland, we cover 253 places, Watten among them.

When it isn’t the sealant

It helps to know what we cannot do too:

  • Walls that need new movement joints cut into them
  • Loose or hollow render, which needs re-rendering
  • Cracked brickwork or render that needs a builder or plasterer

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Joints between brick and frames
  • Concrete & block
  • Copings & trims
  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints

How we quote for external mastic

Jobs vary more than people expect. The main factors:

  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out
  • Whether the work is at height
  • The product the joint needs

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • If someone has resealed it before
  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.

Watten: your questions answered

Is Watten in your area for external mastic?

Yes. We work across all of Scotland, and Watten is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Will you come out to Watten?

Yes. Watten is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

How long before the joint can be used?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Can a movement joint be filled with mortar?

No, not if it’s a movement joint. Pointing it stops it working and can lead to cracking. A flexible sealant is the right fill.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.

How do you reach high-level joints?

Each building is different. Send us photos and a rough idea of the height.

Do you use backing rod?

That’s backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides so it can flex with the joint.

What happens on the day

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Move anything stored near the joints
  • Let us know about stairs, lifts or work at height

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.

Leave it or put it right?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. Around Watten, water from a failed joint in an older stone home can soak into timber and plaster.

Doing several joints on one visit is generally more efficient than separate visits. You’ll get one clear quote for the whole job.
