External mastic for Gillock homes and businesses

External mastic in Gillock

Low-level joints can generally be done from the ground. For joints higher up, give us some details of the building and we will confirm what access is needed. If you have sealant that has lost its bond to the brick or render and old sealant gone brittle and cracked, we can help.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

There’s a 12-month guarantee on every job.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

We also work for property managers and facilities teams in Gillock and across Highland. Several sites can go on one quote.

What we can’t put right

It helps to know what we can’t do too:

  • Adding movement joints to masonry that has none
  • Rising or penetrating damp from elsewhere in the wall
  • Structural movement, which needs a surveyor or engineer

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Where we work in Gillock

  • Render & cladding joints
  • Joints between brick and frames
  • Brickwork movement joints
  • Concrete & block
  • Façade panels
  • Copings & trims

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on the building. Outside jobs in Gillock need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Keep pets and children clear of the area while we work
  • Try not to wet indoor joints just before the visit

Questions from Gillock

Can you do external mastic in Gillock?

Yes. We work across all of Scotland, and Gillock is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you cover smaller places like Gillock?

Yes, Gillock is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you will get one quote.

What’s an expansion joint in brickwork?

A vertical gap in a long brick wall is normally a movement joint. It lets the bricks expand without cracking, and it should be sealed with a flexible sealant.

Should I point up the gap in my brickwork?

No, not if it’s a movement joint. Pointing it stops it working. A flexible sealant is the right fill.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Point out the joints to other trades
  • Check external joints each spring
  • Deal with leaking gutters that soak the joints below
  • Never let anyone fill a movement joint with mortar

Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal.

Why it’s worth doing now in Gillock

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Quotes for external mastic in Gillock

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether there’s mould to deal with
  • How easy the joints are to reach
  • Any working-time requirements on site
  • Which sealant suits the joint

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Photos by email, if that is easy
  • Where the property is
  • How many joints, rooms or windows are involved
  • The problem you’ve noticed

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What external mastic looks like in Gillock

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

If you let a flat or house near Georgemas Junction station, split movement joints are easy to miss on a rental until damp shows inside. In and around Gillock, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
