External mastic in Ackergillshore

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two. Common call-outs are for sealant that has lost its bond to the brick or render and joints with sealant missing in places, on joints between brick and frames, concrete & block and render & cladding joints.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

You get a one-year guarantee, the same in Ackergillshore as everywhere else we work.

What we can’t put right

It helps to know what we can’t do too:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Failed render or damaged cladding panels
  • Cracked brickwork or render that needs a builder or plasterer

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

What external mastic looks like in Ackergillshore

Ackergillshore is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

If you let a flat or house near Wick station, split movement joints are easy to miss on a rental until damp shows inside. For site and facilities teams at buildings such as Wick High School, larger buildings have long runs of movement joint that eventually need resealing.

Ackergillshore is about 17 miles south-east of Thurso, in Highland. Across the KW1 area, we cover external mastic for homes and businesses. Ackergillshore is one of 253 towns and villages in Highland where we work for external mastic.

Jobs for external mastic in KW1 works the same way as everywhere else we cover. If you are just outside Ackergillshore, we cover Reiss (2 miles west), Staxigoe (2 miles south-east), Wick (2 miles south), Haster (3 miles south-west) and Whiterow (3 miles south). Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Leave the joints unpainted unless we’ve said otherwise
  • Act on the first splits you see
  • Make sure movement joints are not pointed over
  • Do not let climbing plants root in the sealant

Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.

What we do, step by step

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours for a handful of joints, longer for a whole elevation. For a place like Ackergillshore, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • For business premises, tell us about site rules or sign-in
  • Try not to wet indoor joints just before the visit

Ackergillshore: your questions answered

I let a flat near Wick station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Is Ackergillshore within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

What colours does the sealant come in?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render.

Can you seal joints between two different materials?

Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you.

How often do external joints need resealing?

That depends on the wall, the weather and the movement. Signs to watch for are cracking, hardening and gaps at the edges.

What is backing rod for?

The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.

Surface by surface

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant where it can be done safely.
