New build mastic in Ackergillshore, done properly
Snagging sealant properly means taking the failed bead out completely. Fresh silicone can’t bond to the old layer, so it all comes out before we clean, dry and reseal. We work on bathrooms & en suites, skirting & floors and kitchens, and the jobs we see most are shower seals failing in the first year or two and gaps between new skirting and floors.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
Whatever the size of the job, you get the same one-year guarantee.

Why act early in Ackergillshore
A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.
Why us?
- Sanitary silicone with an anti-fungal additive in wet areas
- Arbo and Everbuild products

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Ackergillshore: your questions answered
Do you work for landlords with property near Wick station?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Is Ackergillshore within the area you cover?
Yes. Ackergillshore is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
When is the best time to reseal in a new build?
It depends on whether water is getting through. A leaking shower or bath seal should be redone straight away, while small cosmetic gaps can wait a while.
Do you work through snagging lists?
Yes. Send it with photos and we will quote for the sealant items. If something isn’t sealant, we will say so.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Should I go to my builder first?
Report it to the builder first while you’re covered. If it is not resolved, we can reseal it properly.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
When something else is needed
New sealant cannot fix everything, and we will tell you before any work starts. It will not solve:
- Leaks from pipes, valves or wastes, which need a plumber
- Deciding who is responsible under a builder’s warranty
- Baths and trays that move too much for sealant to cope with
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Joints and finishes in Ackergillshore homes
Ackergillshore is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
If you’ve bought a new home near Wick station, the sealant around baths, showers and frames is worth checking in the first year or two.

Different surfaces, different methods
Bathrooms and en suites
Shower trays in new homes often move slightly in the first year. The joint is stripped back before the new bead goes in with baths filled first.
Windows and doors
The gap between a new frame and its plaster reveal often opens up. We cut out the cracked bead and reseal with a flexible sealant in a matching colour.
The process
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes anything from a few hours to several days, depending on the number of plots. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at why each joint failed, including any movement.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
How to prepare
- Clear items away from the joints we are working on
- Let us know about stairs, lifts or work at height
- Keep children and pets away from the work area

Advice
Common problems we fix in Ackergillshore
Not every new-build joint gets the right sealant: caulk where water collects, or a rigid product on a moving joint. Both fail early.
Any of these means the joints need attention:
- Internal frame sealant that has split
- Cracked caulk along new skirting
- Kitchen sealant that has pulled off the wall
- Smeared, uneven beads picked up at snagging
In and around Ackergillshore, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What affects the quote in Ackergillshore
We quote each job individually. These are the things that affect it:
- The type of sealant required
- The old material and how stubborn it is
- How easy the joints are to reach
- How much there is to do
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.
What to tell us for a quote
Photos help, but a description is a good start. Try to tell us:
- Roughly how big the job is
- Access, such as stairs, a lift or height
- The problem you’ve noticed
- Photos by email, if that is easy
