New build mastic near Reiss

About our new build mastic in Reiss

Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the sealant actually sticks. Common call-outs are for gaps opening as the house dries out and settles and untidy sealant flagged on a snagging list, on plot handovers, bathrooms & en suites and skirting & floors.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Wipe joints with warm soapy water
  • Check bath and shower seals every few months as the house settles
  • Wait for the cure time before using a resealed shower
  • Resist patching a failed seal with a tube from the DIY shop

Follow the cure time we give you before the area gets wet. Silicone is normally left for about a day.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and the new finishes intact.

When it isn’t the sealant

To be straight with you, there are a few things sealant won’t fix:

  • Cracking that points to a structural problem
  • Leaks from pipes, valves or wastes, which need a plumber
  • Your warranty claim itself, which is between you and the builder

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Reiss: your questions answered

Will you come out to Reiss?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Reiss in your area for new build mastic?

Yes, Reiss is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Is there a guarantee?

Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Should I wait before resealing?

It depends on whether water is getting through. A leaking shower or bath seal should be redone right away, while small cosmetic gaps can wait a while.

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the number of plots. For a place like Reiss, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we work through your snagging list or plot schedule with you.
  2. Failed or untidy sealant is cut out completely.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints
  • On commercial sites, let us know about site rules

Do you need new build mastic in Reiss?

On many sites, sealant goes on in the final rush before handover. Dusty, unprimed joints are common, and the sealant sits on grit instead of the surface.

Look out for these signs:

  • Leaking shower tray seals in a new home
  • Messy sealant that spoils new finishes
  • Cracked sealant around new window and door frames
  • Gaps behind new kitchen upstands

For new homes near Wick station, it’s worth checking the sealant early, while snags are still fresh.

Before booking anyone

  • Who turns up on the day
  • Whether they seal over old material or remove it
  • What insurance they hold
  • Is VAT in the price?
