Floor joint sealing in Ackergillshore

Across Ackergillshore, we seal floor and skirting joints in homes and businesses. Each job starts with looking at the floor and the gap, because the right sealant depends on both. We work on commercial floors, wet room & bathroom floors and thresholds, and the jobs we see most are floor edges that trap water and grime and open joints around bathroom floor edges.

For a place like Ackergillshore, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

You are covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

The process

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a morning or an afternoon for most homes, and the area is left clean. Somewhere like Ackergillshore may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Let us know about parking restrictions
  • Let us know if you’ve seen damp or leaks

Ackergillshore questions

I let a flat near Wick station. Can you help?

Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Can you do floor joint sealing in Ackergillshore?

Yes. Our work covers the whole of Scotland, and Ackergillshore is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Can you do several jobs on one visit?

Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

Can you seal over the old sealant?

No, it will not last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do you seal kitchen plinths to the floor?

Yes. Floor edges in bathrooms and kitchens get wet at every clean, so a flexible silicone is the right choice.

Is the work guaranteed?

Yes. Every job comes with a 12-month guarantee.

Can you reseal concrete floor joints in an industrial unit?

Yes. We reseal concrete floor joints in commercial and industrial units. The product is chosen for the traffic the floor takes.

Can sealant along the skirting be painted?

On joints you want to paint, yes. Silicone in bathrooms and kitchens cannot be painted.

How we quote for floor joint sealing

There’s no set price list, because no two jobs are the same. What we look at:

  • Which sealant suits the joint
  • Whether the work is at height
  • The number and length of the joints
  • The old material and how stubborn it is

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Where the property is
  • Access, such as stairs, a lift or height
  • The rough size of the job
  • If someone has resealed it before

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.

Do you need floor joint sealing in Ackergillshore?

Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands and joints fail.

Keep an eye out for any of the following:

  • Gaps opening between the floor and skirting
  • Tiled floors with no room to move
  • Concrete floor joints that have broken down
  • Rigid edge joints in tiled floors

If you let a flat or house near Wick station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Questions to ask before booking

  • Which sealant they’ll use, and why
  • When the joint can take water or movement
  • The length of the guarantee
  • Are they insured?

Our hiring checklist

How the job changes by surface

Commercial floors

Commercial washrooms and kitchens have floor joints that get wet constantly. They’re resealed with a flexible, water-resistant sealant.

Wet room and bathroom floors

Wet room floors rely on sound joints at the walls. We reseal it with a flexible silicone suited to wet areas and we’ll say if the problem looks like more than the joint.

Aftercare tips

Looking after new joints is easy:

  • Have a cracking tiled floor checked before tiles break
  • Keep dirt out of the joints
  • Avoid caulk in bathrooms and kitchens
  • Use furniture pads near skirting

Don’t paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.

Small gaps are quick to seal. Ignored, they fill with dirt and open further and are harder to clean out.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Floor joint sealing around Ackergillshore

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

Schools such as Wick High School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.
