Floor joint sealing in Staxigoe
Good floor joints come down to the right product and clean, prepared edges. Old caulk, grout or failed sealant comes out first, then clean, back and seal the joint. If you have cracked caulk along skirting in bathrooms and kitchens and concrete floor joints that have broken down, we can help.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

What the job involves on each surface
Commercial floors
Shops, offices, warehouses and units all have floor joints that need sealing. The sealant is chosen for the traffic the floor takes.
Concrete floor joints
Concrete floors have sawn or formed joints to control cracking. We reseal them with a floor-joint product suited to the traffic.
Why deal with it now?
Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. A flexible movement joint is the fix. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What sealant work cannot fix
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Concrete repairs beyond the joint
- Failed waterproofing under a wet room floor
- Movement too big for a sealant joint
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Floor joint sealing in Staxigoe: local notes
Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
If you let a flat or house near Wick station, open skirting and floor joints collect dirt and water, so seal them while the property is empty. Managing a site like Wick High School? Then floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

What affects the quote in Staxigoe
Your quote is based on your job. We take into account:
- The product the joint needs
- The size of the job
- When we can work, for business premises
- Any mould that needs treating
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What to tell us for a quote
There’s no need for technical detail. It helps if you can tell us:
- The address or postcode of the job
- Photos by email, if that is easy
- The problem you’ve noticed
- How many joints, rooms or windows are involved
For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.

Advice
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Use furniture pads near skirting
- Keep floor cleaning water to a minimum at the edges
- Keep heavy wheels off new concrete joints until cured
- Look at floor joints each spring
Keep heavy furniture from dragging across the joints. Dragging can tear the bead before it has fully cured.
Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.
