Watten buildings and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Whether the job is in Watten itself or nearby, the right material for each joint matters as much as a neat finish. In and around Watten, as anywhere, good gutter sealing starts with a clean, dry, properly prepared joint.

Gutter sealing for homes and businesses in Watten
Sealant only bonds to a clean, dry joint. So the old sealant and grime come out first, then dry the joint before sealing. We work on soffit joints, gutter joints and garage door frames, and people most often call us about open joints in fascias and soffits and earlier gutter repairs that have peeled off.
External sealant needs dry surfaces, so outdoor work around Watten is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.
You get a one-year guarantee, the same in Watten as everywhere else we work.

Why act early in Watten
Water from a leaking joint hits the same spot every time. Over time that can stain brickwork, mark render and encourage damp so early sealing is worthwhile. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

The process
At the end, we look at the finished work together. The work normally takes an hour or two for a few joints, longer for a full run, depending on the amount of work. For a place like Watten, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We find where the water is coming from and check the gutter is sound.
- The old sealant and dirt are cleaned out of the joint.
- The joint is dried before sealing.
- A gutter sealant is applied to the joint.
- We check the run and clear debris near the joints.
Preparing for the visit
- Mention any tricky access
- Where the joints are inside, avoid wetting them before we arrive
- Mention if the joints have been sealed before

Landlord and commercial work in Watten
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.
Should I try it myself first?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Get a dropping gutter looked at quickly
- Make sure downpipes aren’t blocked
- Look at the gutters while it’s raining
- Get leaks sealed before the wet months
Have a look at the gutter during a downpour. Drips are easiest to spot while it’s raining.
A leaking stop end is best sealed before the wet months. Water down the wall all winter can cause damp inside.
What else we do in Watten
Watten: your questions answered
Is there a guarantee on gutter sealing in Watten?
Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Do you cover smaller places like Watten?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you work on high-level gutters?
It depends on the access. Tell us the height and what’s around the gutter and we will confirm what’s needed.
How long should I leave it?
Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used.
Where are you based?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
What the job involves on each surface
Roofline trims
We seal the trims, not the roof. A roofer deals with the roof itself.
Soffit joints
Soffits sit under the eaves, where joints can open up. We seal them to close the gaps.
