New build mastic near Leachkin

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

New build mastic in Leachkin, done properly

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you are still within the builder’s snagging or warranty period, tell them first. Common call-outs are for frame joints opening as the plaster dries and worktop and upstand sealant coming away, on kitchens, show homes and skirting & floors.

For a place like Leachkin, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Different surfaces, different methods

Show homes

Tired or marked sealant in a show home can be renewed. The old bead comes out and a clean new one goes in.

Kitchens

As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. We reseal them with a flexible sealant.

How it works

At the end, we look at the finished work together. The visit itself normally takes a few hours for most snagging lists, longer for a run of plots, depending on how much there is to do. Outside jobs in Leachkin need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Before we arrive

Leachkin questions

Yes, Leachkin is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.

Will you come out to Leachkin?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you use white or clear sealant?

Most bathroom joints are white or clear, but other colours are available. We match the colour to the finish.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Is there a guarantee?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Do you work for developers?

Yes. We work through plots to your schedule ready for handover. Get in touch with the number of plots and the scope and we’ll quote.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Report sealant problems to your builder during the snagging period
  • Wipe joints with warm soapy water
  • Get a leaking seal dealt with straight away
  • Resist patching a failed seal with a tube from the DIY shop

Follow the cure time we give you before the area gets wet. Silicone is usually left for about a day before water reaches them.

Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in keeps the job straightforward.

What new build mastic looks like in Leachkin

Leachkin is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

In and around Leachkin, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Leave it or put it right?

The builder is normally the first port of call while the snagging or warranty period runs. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

When to call us in Leachkin

The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Both fail early.

If you can see any of these, it’s time to have the joints looked at:

  • Skirting joints opening in the first winter
  • Beads laid onto grit and dust from the build
  • Untidy sealant flagged on a snagging list
  • Internal frame sealant that has split

For new homes near Inverness station, it’s worth checking the sealant early, while snags are still fresh.

Questions to ask before booking

  • How much experience the applicator has
  • How hidden problems are handled
  • Which colour the sealant will be
  • What the cure time is
