Leachkin Floor Joint Sealing
Floor joint sealing across Leachkin and nearby, with old sealant always removed completely.
- Rigid edge joints in tiled floors
- Concrete floor joints that have broken down
- Open joints that fill with dirt
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Floor joint sealing for homes and businesses in Leachkin
The gap under a skirting board often opens as floors and walls move with the seasons. Caulk tends to crack there, so we use a flexible sealant that moves with the floor. We work on wet room & bathroom floors, commercial floors and thresholds, and the jobs we see most are skirting that has pulled away from the floor and open joints that fill with dirt.
Work in a place like Leachkin is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What affects the quote in Leachkin
Every job gets its own quote. This is what makes a difference:
- How much old sealant there is and how hard it is to remove
- Any mould that needs treating
- The size of the job
- The product the joint needs
Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Floor joint sealing in Leachkin: local notes
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.
Schools such as Inverness High School are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. Community buildings like Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.
Leachkin is about 2 miles west of Inverness, in Highland. From the centre of Leachkin to the outskirts, floor joint sealing is available for homes and businesses alike. Across Highland, we cover 253 places, Leachkin among them.
We cover every part of IV3 for floor joint sealing and the streets around it. If you are just outside Leachkin, we cover Merkinch (1 mile north-east), Ballifeary (1 mile east), Inverness (2 miles east), Lochardil (2 miles south-east) and Longman (2 miles north-east). Within a short drive, we also cover Cradlehall (5 miles east), Dingwall (11 miles north-west), Hilton (3 miles east), Alness (15 miles north), Muir of Ord (8 miles north-west) and Fortrose (9 miles north-east). For island and remote addresses, a little more planning is needed, so let us know when you get in touch.

Why it’s worth doing now in Leachkin
Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. It’s a quick job to seal them now. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.

What we’re called out for in Leachkin
When a tiled floor has no movement joints, the grout takes the strain. Cracks often run straight along a line of joints, showing where a movement joint was needed.
Look out for any of the following:
- Concrete floor joints that have broken down
- Cracked caulk along skirting in bathrooms and kitchens
- Open gaps along the bottom of skirting boards
- Tiled floors with no room to move
Letting a property close to Inverness station? Then gaps at skirtings and thresholds are worth sealing between tenancies.

FAQs for Leachkin
Can you do floor joint sealing in Leachkin?
Yes, Leachkin is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Will you come out to Leachkin?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you seal floor joints in bathrooms and kitchens?
Yes. The old joint comes out and a flexible silicone replaces it in a colour to suit.
Is it OK to seal over old sealant?
No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Will you leave a mess?
We keep the work tidy. We protect what’s around the joints.
Why has a gap opened under my skirting?
Floors and walls move a little with the seasons, and new floors settle. We close it with a flexible sealant that moves with the floor.
Do you seal warehouse floor joints?
Yes. Concrete floor joints in warehouses and units are part of our work. The product is chosen for the traffic the floor takes.
When something else is needed
It helps to know what we can’t do too:
- Cracked or broken concrete slabs
- Leaks from a failed tanking system
- Floors that are uneven or need levelling
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.
What we seal

Aftercare tips
Looking after new joints is easy, and it makes a real difference:
- Keep caulk for dry, still joints only
- Act on grout cracks that run in a straight line
- Use a well-wrung mop rather than flooding the floor
- Do not paint over silicone
Don’t paint over silicone. If you plan to paint, we’ll use a paintable product.
Small gaps are quick to seal. Ignored, they fill with dirt and open further and are harder to clean out.
How the visit works
When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before we start. Most jobs take a morning or an afternoon for most homes. Outdoor work around Leachkin depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Mention any leaks or damp you’ve noticed
- Clear items away from the joints we’re working on
