Common questions in Windhill

Is Windhill within the area you cover?

Yes. Windhill is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is Windhill in your area for new build mastic?

Yes. Our work covers the whole of Scotland, and Windhill is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Can you quote for more than one area?

Yes. Several rooms, windows or areas can go on one quote.

Why has my new-build shower seal failed already?

Cracking in the first couple of years is common. Poor preparation at handover adds to it.

What colour sealant will you use?

That depends on what the joint meets: white or clear in most bathrooms, and a colour to suit worktops, frames and floors elsewhere. We will agree it with you first.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Do you guarantee your work?

Yes. Every job comes with a 12-month guarantee.

About our new build mastic in Windhill

In a new home, every joint should have a clean, even bead. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. We work on kitchens, plot handovers and bathrooms & en suites, and common reasons people get in touch are skirting joints opening in the first winter and beads laid onto grit and dust from the build.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

All of our work is guaranteed for twelve months, in Windhill and everywhere else we cover.

What the job involves on each surface

Plot handovers

Send us the schedule and any sealant specification and we’ll quote. Sealant work across the plot is covered as agreed.

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We cut out the cracked bead and reseal with a flexible sealant in a matching colour.

How we quote for new build mastic

You’ll get a clear quote before we start. It’s based on:

  • The type of sealant required
  • The size of the job
  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and send you a clear quote before any work starts.

Helping us quote

When you contact us, it’s useful to know:

  • Pictures of the joints, sent by email
  • Roughly how big the job is
  • Where the property is
  • How we’d reach the joints

Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear quote before we start.

New homes and floors in Windhill

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

Around Windhill, as everywhere, new build mastic is only as good as the preparation behind it. For new homes near Muir of Ord station, it’s worth checking the sealant early, while snags are still fresh.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Landlord and commercial work in Windhill

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

If you manage several properties in or around Windhill, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes anything from a few hours to several days, depending on the number of plots, and the area is left clean. Around Windhill, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Plan for the work area to be out of bounds to pets and children
  • Mention any leaks or damp you’ve noticed

Advice

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Wipe joints with warm soapy water
  • Wait for the cure time before using a resealed shower
  • Don’t wait for the house to settle if water is getting through
  • Watch for new gaps as the house dries out

Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing so moisture does not sit on the sealant.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak in a busy bathroom.

Honest limits

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Cracked trays, tiles or worktops
  • Baths and trays that move too much for sealant to cope with
  • Cracking that points to a structural problem

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.
