How we handle bathroom resealing in Torness
Across Torness, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on wet rooms, kitchen worktops & upstands and shower trays & enclosures, and common reasons people get in touch are cracked, shrunken or lifting silicone and a reseal done over the top of the old bead.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

When something else is needed
To be straight with you, there are a few things sealant won’t fix:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Loose or hollow tiles, or failed tanking behind them
- Movement from a bath with loose feet or no proper support
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

The process
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a morning or an afternoon for most single baths and showers in most cases. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Try not to wet indoor joints just before the visit
- Tell us about any previous sealing or DIY attempts
- Keep children and pets away from the work area

Advice
What affects the cost of bathroom resealing
Call for a quick quote. The main things that affect it are:
- How easy the joints are to reach
- The old material and how stubborn it is
- The product the joint needs
- How many areas need sealing
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- Any access issues, like height or stairs
- What’s wrong with the joints now
- Any previous sealing or DIY work
- Pictures of the joints, sent by email
Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and give you a clear quote before work begins.
DIY versus a professional finish
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Avoid abrasive pads on the sealant
- Check the joints every few months for splits or lifting
- Wipe up water along the back of the worktop
- Give the silicone its full cure time
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just email us at info@mrmastic.co.uk.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

Signs you need bathroom resealing in Torness
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.
Common reasons people contact us include:
- Mouldy sealant that has gone black
- A joint torn by a bath that flexes
- Smears of silicone across the tiles
- Failed sealant on the screen profile
For jobs in and around Torness, choosing the right material for each joint is as important as a tidy finish.

Bathroom resealing around Torness
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
