Aftercare tips

To keep the joints looking good and working properly:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Let new sealant cure fully before it gets wet
  • Keep scourers and sharp tools away from the bead
  • Do not leave water standing on kitchen joints

Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Bathroom resealing for homes and businesses in Lewiston

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on kitchen worktops & upstands, wet rooms and basins & vanity units, and common reasons people get in touch are gaps where the bath or tray has moved and water escaping at the shower enclosure.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Lewiston questions

Do you cover smaller places like Lewiston?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you cover Lewiston for bathroom resealing?

Yes, Lewiston is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Can you quote for more than one area?

Yes. Just list everything you need and you’ll get one quote.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Can you reseal around my kitchen sink and worktop?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

My sealant has gone black. Can you sort it?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

How long before the new sealant can get wet?

After around 24 hours in most cases. We will tell you the cure time for the product we used.

What affects the quote in Lewiston

You’ll get a clear quote before any work starts. It’s based on:

  • How easy the joints are to reach
  • The old material and how stubborn it is
  • Any working-time requirements on site
  • Which sealant suits the joint

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What we need to know

What to tell us when you ask for a quote:

  • Any previous sealing or DIY work
  • Photos by email, if that’s easy
  • Any access issues, like height or stairs
  • Where the property is

For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear quote before any work starts.

How it works

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes half a day or less for one room, longer when the kitchen is included. Outside jobs in Lewiston need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, normally around 24 hours.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Let us know about parking restrictions
  • Try not to wet indoor joints just before the visit

Advice

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What the job involves on each surface

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Leave it or put it right?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. Around Lewiston, water from a failed joint in an older stone home can soak into timber and plaster.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Bathrooms and kitchens in Lewiston

There are hotels and other places to stay in and around Lewiston. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you live in an older home near Kilmore Parish Church of Scotland, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Schools such as Glen Urquhart High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
