Fire rated sealant in Glenancross

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Fire rated sealant for homes and businesses in Glenancross

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. Common call-outs are for unsealed gaps where pipes and cables go through a wall and joints picked up in a fire-stopping survey, across linear gaps, plasterboard & masonry and service penetrations.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

How the visit works

At the end, we look at the finished work together and explain the cure time. The visit itself usually takes anything from a few hours to several days, depending on how many gaps there are, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

Before we arrive

  • Tell us about any water getting in
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before

How to get a quote

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.

Advice

Fire rated sealant in Glenancross: local notes

If you run a hotel, guest house or holiday let in a coastal place like Glenancross, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.

If you let a flat or house near Morar station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Around Glenancross, as everywhere, fire rated sealant is only as good as the preparation behind it.

Glenancross is in Highland. Whether you are in the middle of Glenancross or further out, fire rated sealant is available for homes and businesses alike. Our Highland coverage runs to 253 places, and Glenancross is one of them.

Why it’s worth doing now in Glenancross

Items left open on a fire risk assessment tend to come back at the next review. Having them sealed and recorded now means you can show the action was taken. In a place like Glenancross, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

How we quote for fire rated sealant

For a quick quote, just ask. What matters most is:

  • How many areas need sealing
  • How much there is to do
  • Which sealant suits the joint
  • Working hours on commercial sites

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Asking for a quote

When you call or email, it’s useful to know:

  • The address or postcode of the job
  • Any access issues, like height or stairs
  • Photos by email, if that’s easy
  • What’s wrong with the joints now

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

FAQs for Glenancross

I let a flat near Morar station. Can you help?

Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Will you come out to Glenancross?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can ordinary silicone be used in a fire-stopping gap?

No. Where a fire-rated seal is needed, it has to be a product tested for that use.

Can I add another job to the visit?

Of course. Doing several areas at once is usually more efficient.

Can you give us a record of the work?

Yes. You get a list of where we worked and what we used for your files.

Can you seal over the old sealant?

No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

How long will you be here?

It depends on the size of the job, but most jobs take a few hours for a handful of gaps, and longer for a whole building. We’ll tell you when we quote.

Honest limits

In fairness, there are a few things sealant will not fix:

  • Walls or floors that weren’t built to resist fire
  • Fire risk assessments, which need a qualified assessor
  • Fire doors that need new seals, closers or hardware

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Service penetrations
  • Linear gaps
  • Flats & HMOs
  • Door frames
  • Pipe & cable gaps
  • Plasterboard & masonry

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Do not paint over fire sealant until it has cured
  • File the fire-stopping record where your assessor can find it
  • Tell trades working in the building that fire seals must be put back
  • Keep general-purpose foam and caulk away from fire-stopping gaps

Follow the cure time we give you before decorating over the sealant. Some fire-rated sealants can be painted and some can’t, so ask us which we used.

An open gap isn’t only a fire issue: they also let noise, draughts and sometimes pests through. Sealing them early helps on every front.
