Fire rated sealant in Dalchalm

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Fire rated sealant in Dalchalm, done properly

Until it’s heated, intumescent sealant behaves like an ordinary sealant; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through. If you’re dealing with gaps where walls meet ceilings or slabs and old fire sealant that has split or come away, we can help, on linear gaps, door frames and service penetrations alike.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

FAQs for Dalchalm

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Will you come out to Dalchalm?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you offer different sealant colours?

In most cases you can choose. We will tell you which colours the right product comes in and agree one before work begins.

Can ordinary silicone be used in a fire-stopping gap?

No. A gap that needs fire stopping needs a tested fire-rated product.

What does intumescent mean?

Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent ones swell in heat, and they’re one option among several. We use whichever the specification and tested details call for.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Do you certify the fire stopping?

We do not issue ratings or certificates ourselves. The performance comes from the product’s tested details and the specification from your assessor or designer.

How the job changes by surface

Plasterboard walls

Service holes in plasterboard are often rough and oversized. Gaps that are too big for sealant alone need a different detail, and we will tell you.

Door frames

Behind most architraves is a gap between frame and wall. We seal any open gap to the product’s tested details so the architrave can be refitted.

When it is not the sealant

To be straight with you, there are a few things sealant will not fix:

  • Issuing a fire rating or certificate for a building
  • A wall that is not a fire-resisting element to begin with
  • Assessing a building’s fire safety

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Flats & HMOs
  • Pipe & cable gaps
  • Linear gaps
  • Plasterboard & masonry
  • Service penetrations
  • Door frames

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Take pictures of fire stopping before ceilings or boxing go back
  • File the fire-stopping record where your assessor can find it
  • Include hidden areas like risers in routine checks
  • Don’t fill fire-stopping gaps with ordinary foam or silicone

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded so the item can be closed.

What we do, step by step

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes anything from a few hours to several days, depending on how many gaps there are for a typical job. Around Dalchalm, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Finally, we list where we worked and what we used, for your records.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Let us know about stairs, lifts or work at height
  • Mention any parking rules near the property

Advice

Should I try it myself first?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

What we’re called out for in Dalchalm

In some buildings the gap was filled with the wrong thing in the first place: general-purpose foam, everyday silicone or caulk where a fire-rated seal was needed. It may look fine, but it isn’t a fire-rated seal.

The problems people generally mention when they call are:

  • Gaps around pipes and cables through fire-resisting walls
  • Cracked or shrunken fire-rated sealant
  • Holes left by a change of layout
  • Damaged fire sealant left by other trades

Rented homes near Brora station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product.
