Fire rated sealant for homes and businesses in Uig
Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. If you have holes left by a change of layout and open joints along the top of partitions, we can help, whatever the surface.
For a place like Uig, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Ask which product was used before you paint
- Flag any open gap you spot round a pipe or cable
- Photograph sealed gaps before they’re covered up
- Tell trades working in the building that fire seals must be put back
Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.
Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

Why it’s worth doing now in Uig
A quick fill with any sealant to hand is not fire stopping. A fire-rated product only performs as tested when it’s installed to its tested detail, so both the product and the method matter. In an older home around Uig, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

When it is not the sealant
Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:
- Sign-off of the building, which sits with building control or your assessor
- A wall that is not a fire-resisting element to begin with
- Deciding what fire stopping a building needs
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Questions from Uig
Is Uig within the area you cover?
Yes, Uig is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
How long will you be here?
A typical job takes anything from a few hours to several days, depending on how many gaps there are, including preparation and clearing up. We will confirm how long when we quote.
Can you tell me which gaps need fire stopping?
No, assessment isn’t something we do. When your assessor or designer has set out what’s needed, we’ll quote for the sealant work on it.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
Can you give us a record of the work?
Yes. Locations and products are written up when we finish. If you need pictures or a set layout, ask when you get a quote.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
What affects the cost of fire rated sealant
Every job gets its own quote. This is what makes a difference:
- The type of sealant required
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
- The size of the job
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will go through it with you.
Helping us quote
What to tell us when you ask for a quote:
- The type of property
- A few photos by email, if you can
- How many joints, rooms or windows are involved
- The problem you’ve noticed
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and send you a clear quote before any work starts.
What the job involves on each surface
Flats and HMOs
In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We work through the gaps on your assessment room by room.
Service penetrations
Different services need different details: metal pipes, cables and plastic pipes are not treated the same. Each one is sealed to the product’s tested detail.
The process
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes from a few hours to a few days, depending on the number of gaps and the access and we leave things clean and tidy. For a place like Uig, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start with the survey or action list, checking the size and surfaces of every gap.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- We put in whatever backing or fill the product detail specifies.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Locations and products are noted so you have them on file.
Before we arrive
- Mention any sign-in or site rules at work premises
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work

Commercial buildings in Uig
For seaside hotels, guest houses and holiday lets around Uig, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.
If you look after a building such as Uig Primary School, service openings in fire-resisting walls need checking after any refurbishment. Community buildings like Church of Scotland are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.
