Fire rated sealant for homes and businesses in Staffin
Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. A new cable run or a replaced pipe can leave an open hole behind. Those are the gaps we close, using a tested fire-rated product. If you’re dealing with cracked or shrunken fire-rated sealant and holes left by a change of layout, we can help, on service penetrations, pipe & cable gaps and plasterboard & masonry alike.
If you look after holiday lets, a guest house or a community building in or near Staffin, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Why act early in Staffin
Paying for fire stopping that has to be redone is a false economy. Work that doesn’t follow the tested detail may have to come out again once someone inspects it. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

How it works
We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a few hours for a handful of gaps, and longer for a whole building. Somewhere like Staffin may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we work through your list or survey, measuring each gap and checking what it’s formed in.
- Old or unsuitable sealant is cut out and the gap cleaned.
- We put in whatever backing or fill the product detail specifies.
- Fire-rated or intumescent sealant is applied to the right depth and tooled.
- Locations and products are noted so you have them on file.
Getting ready for the visit

Fire rated sealant around Staffin
For seaside hotels, guest houses and holiday lets around Staffin, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.
Around Staffin, as everywhere, fire rated sealant is only as good as the preparation behind it.

Can you work in occupied buildings?
Yes. We work in flats, HMOs, schools, offices and other commercial buildings, including occupied ones. We agree access and the order of work with you first.
How do I get a quote for fire rated sealant in Staffin?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.
Is it messy?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Do you need fire rated sealant in Staffin?
In some buildings the gap was filled with the wrong thing in the first place: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It may look fine, but it isn’t a fire-rated seal.
The most common problems we see are:
- Gaps where walls meet ceilings or slabs
- Seals cut through by electricians, plumbers or data installers
- Sealant items on a fire risk assessment action list
- Ordinary sealant used where a fire-rated product was needed
For site and facilities teams at buildings such as Staffin Primary School, fire-stopping around service openings should be restored whenever new services go in.

What we can’t put right
Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:
- Issuing a fire rating or certificate for a building
- Openings too large for sealant, which need batts, boards or another system
- Walls or floors that weren’t built to resist fire
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.
Surfaces we seal
- Service penetrations
- Linear gaps
- Flats & HMOs
- Door frames
- Pipe & cable gaps
- Plasterboard & masonry
Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Never patch a fire seal with standard sealant
- Make resealing part of every contractor’s brief
- Check whether a sealant can be painted before decorating over it
- Take photos of fire stopping before ceilings or boxing go back
Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. Later work is a common cause of damaged fire stopping.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is usually a straightforward job.
What affects the cost of fire rated sealant
We don’t publish a price list. What we look at:
- How much old sealant there is and how hard it is to remove
- Whether there’s mould to deal with
- The number and length of the joints
- How many rooms, windows or areas are involved
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
Asking for a quote
Before you ask for a quote, have a think about:
- A few pictures by email, if you can
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
- If someone has resealed it before
Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you are ready, drop us a line at info@mrmastic.co.uk.
