New build mastic in Staffin

How we handle new build mastic in Staffin

A new house keeps drying out and settling for its first couple of years. Timber shrinks, plaster dries and baths and trays bed down, and sealant applied in a hurry at handover can split. If you have sealant that never bonded to the surface and plot mastic for developers ahead of handover, we can put it right.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

When to call us in Staffin

The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.

People generally contact us after spotting something like this:

  • Leaking shower tray seals in a new home
  • Smeared, uneven beads picked up at snagging
  • Skirting joints opening in the first winter
  • Gaps opening as the house dries out and settles

For jobs in and around Staffin, choosing the right material for each joint is as important as a tidy finish.

What your quote should include

  • Whether they seal over old material or remove it
  • Is VAT in the price?
  • Who turns up on the day
  • How the joint is cleaned and prepared

Landlords, agents and businesses in Staffin

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

If you manage several properties in or around Staffin, several properties can be quoted together. Send us the addresses and the work at each.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Check bath and shower seals every few months as the house settles
  • Ventilate bathrooms well, especially in the first year
  • Keep pictures and emails about snagging items
  • Wipe joints with warm soapy water

Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents as they wear the bead.

A failed seal in a new home lets water into joists, plasterboard and ceilings. Early resealing keeps the job small and protects the rest of the house.

Questions from Staffin

Will you come out to Staffin?

Yes. Staffin is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is there a guarantee on new build mastic in Staffin?

All our work, in Staffin and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Where do you work from?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Can you match the sealant colour to my new kitchen or bathroom?

That depends on what the joint meets: white or clear for most sanitary joints, colours for worktops, floors and frames. We agree the colour before work begins.

My new home is still under warranty. Should I contact you?

Report it to the builder first while you’re covered. Once that is done, or if they will not put it right, we will cut it out and reseal it.

When is the best time to reseal in a new build?

Any seal that’s leaking should be redone right away. For small cosmetic gaps, waiting until the house has settled can save doing them twice.

How long does new build mastic take?

As a guide, most jobs take a few hours in a single home. Larger jobs naturally take longer, and we will say how long yours will take.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

New build mastic in Staffin: local notes

Staffin is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

Around Staffin, as everywhere, new build mastic is only as good as the preparation behind it.

How the visit works

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and tidy away. It normally takes a few hours for most snagging lists, longer for a run of plots. Outdoor work around Staffin depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Each area is checked and left with its cure time.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks
  • Clear the area around the work

Advice

When something else is needed

In fairness, there are a few things sealant won’t fix:

  • Movement caused by a poorly fitted tray or bath
  • Structural cracks in walls or ceilings
  • Deciding who is responsible under a builder’s warranty

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Where we work in Staffin

  • Show homes
  • Windows & doors
  • Skirting & floors
  • Bathrooms & en suites
  • Plot handovers

Why deal with it now?

Sealant done properly at handover means fewer callbacks. Snagging visits for failed sealant cost time on every plot and most come down to preparation. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.
