What new build mastic looks like in Clachamish

Clachamish is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Around Clachamish, as everywhere, new build mastic is only as good as the preparation behind it.

New build mastic in Clachamish, done properly

In a new home, every joint should have a clean, even bead. Smeared, patchy or cracked sealant is worth sorting early, before water reaches anything behind it. Common call-outs are for gaps behind new kitchen upstands and cracks appearing as a new home settles, across plot handovers, windows & doors and show homes.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

Whatever the size of the job, you get the same 12-month guarantee.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

How we quote for new build mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • The number of rooms or windows
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove
  • The size of the job

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Helping us quote

There’s no need for technical detail. Just tell us:

  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking
  • Photos by email, if that is easy
  • How many joints, rooms or windows are involved

Asking for a quote is easy: tell us what needs doing and where. A few photos by email make the job easier to understand.

Honest limits

To be straight with you, some problems need a different trade:

  • Broken tiles or a split tray
  • Baths and trays that move too much for sealant to cope with
  • Structural cracks in walls or ceilings

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Show homes
  • Windows & doors
  • Kitchens
  • Plot handovers
  • Bathrooms & en suites
  • Skirting & floors

How it works

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before work begins. Most jobs take anything from a few hours to several days, depending on the number of plots. For a place like Clachamish, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area
  • Mention any tricky access

Signs you need new build mastic in Clachamish

Sealant is often one of the last jobs before handover. Dusty, unprimed joints are common, so the bead never bonds properly.

These are the problems we are asked about most:

  • Cracked sealant around new window and door frames
  • Gaps between new skirting and floors
  • Joints pulling apart as timber shrinks
  • Kitchen sealant that has pulled off the wall

Whether the job is in Clachamish itself or nearby, the right material for each joint matters as much as a neat finish.

What your quote should include

  • Which sealant they’ll use, and why
  • Whether all the old sealant comes out first
  • What insurance they hold
  • How much experience the applicator has

10 questions to ask before you book

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Do not wait for the house to settle if water is getting through
  • Wipe joints with warm soapy water
  • Follow the cure time we give you
  • Do not seal over failed sealant yourself

Wipe the sealant with warm soapy water. Avoid abrasive pads and strong solvents.

Don’t let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you, so raise it early.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
