What new build mastic looks like in Uig
Uig is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.
In and around Uig, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. For jobs in and around Uig, choosing the right material for each joint is as important as a tidy finish.

About our new build mastic in Uig
New homes move as they dry out. Timber shrinks, plaster dries and baths and trays bed down, so sealant that was laid quickly before handover often cracks. We work on bathrooms & en suites, windows & doors and plot handovers, and the jobs we see most are gaps behind new kitchen upstands and smeared, uneven beads picked up at snagging.
Work in a place like Uig is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
You are covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

What else we do in Uig
What the job involves on each surface
Show homes
We can refresh show-home sealant that has discoloured or been knocked. The old bead comes out and a clean new one goes in.
Plot handovers
Taking time over preparation reduces return visits. Dust from the build is removed first and primer used where needed.
Why deal with it now?
A tube of sealant from the DIY shop won’t fix the cause: grit, unprimed surfaces and old layers underneath. Cutting out, cleaning and priming are what make the difference. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
Why Uig clients choose us
- Old sealant always removed completely
- Sanitary silicone with an anti-fungal additive in wet areas
- A sealant colour to suit the surroundings
- A 12-month guarantee on all work

How we quote for new build mastic
We do not publish a price list, because no two jobs are the same. The quote depends on:
- Which sealant suits the joint
- How many areas need sealing
- When we can work, for business premises
- Whether old sealant or filler has to be cut out
Doing several joints on one visit normally makes better use of the time than several visits. You’ll get one clear quote for the whole job.
What to tell us for a quote
Photos by email are helpful but not essential. Please mention:
- Where the property is
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
- Whether it’s a home or a business
Want a quote for new build mastic? Please email us at info@mrmastic.co.uk with a few details. We will explain what we’d do and send you a clear quote before work begins.
What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- Your warranty claim itself, which is between you and the builder
- Damaged fittings that need replacing
- Cracking that points to a structural problem
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

The process
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours for most snagging lists, longer for a run of plots. Outdoor work around Uig depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- The old bead comes out in full, with no layer left behind.
- Surfaces are cleaned of building dust and primed where needed.
- A sealant chosen for each area goes in and is tooled smooth.
- We check every joint and tell you how long each needs to cure.
How to prepare
- Tell us about any previous sealing or DIY attempts
- Clear the area around the work
- Tell us about any water getting in

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Do not seal over failed sealant yourself
- Open a window or run the fan after bathing
- Keep water off fresh sealant until it has cured
- Look at the sealant regularly in the first couple of years
Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers so moisture does not sit on the sealant.
A seal that splits early is often a sign of movement. Getting it resealed properly, and any movement checked, stops it recurring.
