Frames and glazing around Uig
Uig is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For an older house near a landmark such as Church of Scotland, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you look after a building such as Uig Primary School, the mastic around its windows and doors needs looking after like any other building’s.

Sand mastic in Uig
Sand mastic has long been used to fill the joint between timber frames and masonry. It’s made from sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. We work on sash and case windows, timber door frames and stone surrounds, and the jobs we see most are draughty sash windows at the surround and gaps where the frame meets the masonry.
Mastic can only go onto a dry joint, so outside work in Uig depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
You’re covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Stone surrounds
Stone openings are rarely perfectly straight, so the gap isn’t the same all the way round. Sand mastic is shaped by hand to suit.
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
What affects the cost of sand mastic
The price is agreed before any work begins. It’s based on:
- The size of the job
- How much old sealant there is and how hard it is to remove
- How many areas need sealing
- Mould in or behind the old joints
What it costs depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
Asking for a quote
There’s no need for technical detail. Just tell us:
- Any access issues, like height or stairs
- Roughly how big the job is
- What the problem is, such as mould, gaps, leaks or cracking
- If someone has resealed it before
We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.
Honest limits
Sealant isn’t the answer to every problem, and we will tell you before we start. It will not solve:
- Cracked or broken glass
- Crumbling stone or brickwork round the window
- Sashes that need overhauling
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.
What we seal
- Period & listed homes
- Timber door frames
- Stone surrounds
- Tenement windows
- Sash and case windows
- Brick reveals
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Ask the planning authority about consent for listed or conservation-area homes
- Keep modern sealant off the mastic
- Have rotten timber repaired before new mastic goes in
- Make sure water runs off the sill
Avoid painting over the new mastic, which is the traditional advice. Ask us before any decorating around it.
Gaps round a sash box let in draughts and rain. Left, the gap tends to get bigger as more mastic falls out.
How the visit works
When we arrive, we look over the joints with you first. We protect the surfaces around the joints before we start. Most jobs take a few hours for a single window, longer for several. Somewhere like Uig may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check the window surrounds and agree which joints need renewing.
- We rake out the old mastic and clean the joint.
- We pack any deep gaps so the mastic sits at the right depth.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The finish is dressed so it sits neatly against the stone or brick.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- On commercial sites, let us know about site rules
- Let us know about earlier repairs to the joints
How to get a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
