External mastic in Staffin

Why deal with it now?

Sealing over the top of old mastic does not hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. In an older home around Staffin, damp from a failed joint can get into timber and plaster.

Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

External mastic in Staffin, done properly

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. If you have joints pointed up with cement by mistake and joints with sealant missing in places, we can put it right, whatever the surface.

In and around a place like Staffin, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

There’s a 12-month guarantee on every job, whatever its size.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Check external joints each spring
  • Never let anyone fill a movement joint with mortar
  • Clear growth from the base of walls and joints
  • Ask before painting over external sealant

Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.

Where a cladding system has its own specified sealant, we follow it. Send us any details you have about the façade.

FAQs for Staffin

Do you cover smaller places like Staffin?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Does living near the coast affect external mastic in Staffin?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

What is a movement joint?

It’s a deliberate gap that lets the wall expand and contract without cracking. It’s sealed with a flexible sealant, not mortar.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Is the work guaranteed?

Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Where do you work from?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

External mastic in Staffin: local notes

Staffin is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Staffin is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

In and around Staffin, as anywhere, good external mastic starts with a clean, dry, properly prepared joint. Managing a site like Staffin Primary School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

The process

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours for a handful of joints, longer for a whole elevation. Around Staffin, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Related advice

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Honest limits

In fairness, some problems need a different trade:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Rising or penetrating damp from elsewhere in the wall
  • Render that is blown, hollow or coming away

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.
