External mastic for homes and businesses in Lonmore
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing and we use one wherever it does. If you are dealing with failed seals between different materials and old sealant gone brittle and cracked, we can put it right, on façade panels, copings & trims and render & cladding joints alike.
In and around a place like Lonmore, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
All of our work is guaranteed for twelve months, in Lonmore and everywhere else we cover.

Walls and rooflines in Lonmore
Lonmore is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Whether the job is in Lonmore itself or nearby, the right material for each joint matters as much as a neat finish.

What happens if it’s left?
Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
What you pay reflects the work, not a rough estimate. That is why we ask about the job first.

When to call us in Lonmore
Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.
The most common problems we see are:
- Leaking joints around cladding and façade panels
- Movement joints filled with mortar instead of sealant
- Sealant that has lost its bond to the brick or render
- Joints with sealant missing in places
In and around Lonmore, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Different surfaces, different methods
Render joints
The face of render can be soft, so a sealant that stretches easily protects the edges. We prime where the product needs it.
Copings and trims
Copings expand and contract through the day, so the joints need a sealant that stays flexible.
Your questions about external mastic in Lonmore
Do you cover Lonmore for external mastic?
Yes. We work across all of Scotland, and Lonmore is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do you cover smaller places like Lonmore?
Yes, Lonmore is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
What colours does the sealant come in?
The aim is a neat, even joint in a colour that suits the wall. We’ll talk through colour options before we start from the range available.
Is it OK to seal over old sealant?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
What should I tell you?
A short description and the location, plus pictures if you have them. We will ask anything else we need to know.
Why do you put foam in the joint first?
That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.
Can you seal joints between render and window frames?
Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.
DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Walk round the building once a year and look at the joints
- Act on the first splits you see
- Point out the joints to other trades
- Keep movement joints as flexible joints, not mortar
Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.
Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.
The process
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Keep pets and children clear of the area while we work
- Clear the area around the work
