Need external mastic in Kilmuir?

What happens if it’s left?

A failed movement joint lets water into the wall and can run behind render or cladding. Dealing with it early keeps the repair to the joint, rather than the wall around it. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

External mastic for homes and businesses in Kilmuir

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. Common call-outs are for joints pointed up with cement by mistake and joints with sealant missing in places, on render & cladding joints, concrete & block and joints between brick and frames.

In and around a place like Kilmuir, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering.

All of our work is guaranteed for twelve months, in Kilmuir and everywhere else we cover.

Aftercare tips

To keep the joints looking good and working properly:

  • Walk round the building once a year and look at the joints
  • Deal with leaking gutters that soak the joints below
  • Get split or bare joints resealed while the damage is small
  • Show decorators and builders where the movement joints are

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

The process

Before we leave, we go over the finished joints with you. The work normally takes anything from a few hours to several days, depending on the building, depending on the size of the job. Outdoor work around Kilmuir depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property

Kilmuir: your questions answered

Can you do external mastic in Kilmuir?

Yes. We work across all of Scotland, and Kilmuir is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.

Does living near the coast affect external mastic in Kilmuir?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

How often do external joints need resealing?

That depends on the wall, the weather and the movement. Signs to watch for are cracking, hardening and gaps at the edges, and reseal at that point.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Is it OK to fill a movement joint with cement?

No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. Use a flexible sealant with backing rod.

Do you use backing rod?

Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

How long does external mastic take?

A typical job takes a few hours for a handful of joints, longer for a whole elevation, including the preparation. We’ll confirm how long when we quote.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

When to call us in Kilmuir

Sometimes a movement joint was filled with mortar or a rigid filler. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

Look out for any of the following:

  • Moss and dirt in joints with no sealant left
  • Brick movement joints where the sealant has split
  • Sealant that has lost its bond to the brick or render
  • Old sealant gone brittle and cracked

Whether the job is in Kilmuir itself or nearby, the right material for each joint matters as much as a neat finish.

Different surfaces, different methods

Cladding and façade panels

If the façade has a specified sealant, that is what we use, or one the system allows. Tell us what the building has when you get in touch.

Joints between dissimilar materials

Wherever two materials meet, they move differently. A flexible sealant bridges the two so the movement is taken up.

Walls and rooflines in Kilmuir

Kilmuir is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Kilmuir is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

Around Kilmuir, as everywhere, external mastic is only as good as the preparation behind it.

How we quote for external mastic

We do not publish a price list, because jobs vary so much. What we look at:

  • Whether there’s mould to deal with
  • The product the joint needs
  • How much there is to do
  • How many rooms, windows or areas are involved

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • The address or postcode of the job
  • The rough size of the job
  • If someone has resealed it before
  • What’s wrong with the joints now

If you are in Kilmuir and need external mastic, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.
